New Yorkers love Park Slope for its great access to Prospect Park and wide selection of restaurants and shops. Perhaps the neighborhood’s main downside is its price tag — in recent years, Park Slope has become one of NYC’s most expensive neighborhoods. But our latest Deal of the Week can help with that. The Park Slope 3BR co-op at 423 15th St. #2A is has hardwood floors, lots of light, and top-notch features, all at a surprising asking price.
The median asking price for a 3-bedroom apartment in Park Slope is $1,750,000. That puts our Deal of the Week at less than half the median asking price for the neighborhood. It’s even cheaper than the median price for all of Brooklyn, which is $949,000.
Buyers who put down the minimum 20 percent, or $172,000, can expect monthly payments of about $4,285. This includes a mortgage payment of $3,425 and a maintenance fee of $860.
Walking into the home, you’ll be greeted by that holy-grail feature of NYC apartments: the in-unit washer and dryer. The entry gallery is also perfect for keeping a shoe or coat rack.
The kitchen is separated from the living area and has a large island. There’s lots of cabinet space in addition to stainless-steel appliances, such as a large, double-door fridge and dishwasher.
The long living area has enough space for both a dining set and a living room set. They also won’t be squished on top of each other; the floor plan even designates the dining and living room separately. The living area features whitewashed exposed brick and two windows, plus a ceiling fan.
Hardwood floors can be found in both this living area and the 3 bedrooms. The master has a large, wall-length closet to make storage a cinch. The two other bedrooms can accommodate full-size beds and each have their own window.
One of the best parts of this apartment, by far, is the location. A short walk — less than a block — will bring you to Prospect Park and the F and G trains. Additionally, there are plenty of cafes, yoga studios, and restaurants within easy walking distance. The Armory YMCA is an easy trip for those interested in fitness, and Bartel-Pritchard Square hosts a green market every Wednesday.

Additionally, the prewar co-op has a shared backyard, basement storage and space for bikes, too. The co-op also allows cats and dogs.
It’s worth noting that while the two smaller bedrooms both have windows, neither has a closet. In NYC, this isn’t exactly uncommon, but it will definitely make storage a bit more challenging.
Secondly, this unit is on the second story of a walk-up building. That’s not as bad as being on the fourth floor, but for those worried about the walk, or about getting home with a stroller, it’s something to consider. And if you’re dead-set on having an ensuite master bathroom, this place won’t do, either. But if you’re excited by having 3 bedrooms and a great location at a fraction of the local median, this unit is definitely worth looking into.
