Newly-Listed $1.225M Park Slope Condo a Big Hit

It’s a new year and a new determination for buyers out there. So, it makes sense that this 3-bedroom, 2-bathroom condo at 87 Garfield Place has hit the jackpot with StreetEasy users.

In just two days on the market, more than 100 house shoppers have saved this unit, which is listed at $1,225,000. Why? Perhaps because it’s Park Slope and it’s in a brownstone, which makes it doubly hot.

Of course, prices being what they are in Park Slope, there’s no way to get an entire brownstone without auctioning off the birthrights to your first three offspring.

But this unit puts you within reach of everything that makes Brooklyn hipper and more happening than Manhattan. While most major subway stops (2,3,F,G,B) are about half-mile away, the R train at Union Street station is just two-tenths of a mile from the front stoop.

At just under 1,200 square feet, this upstairs unit is less than half the size of the 2,328-square-foot duplex unit below it. The duplex sold for $1.53 million four years ago, with a per-square-foot price of $656. That alone tells you how much prices have jumped.

This 3-bedroom unit boasts a per-square-foot price of $1,043. That’s a little above the $981 per-square-foot price of Park Slope, but below neighboring areas like Gowanus ($1,246), Boerum Hill ($1,025) and Prospect Heights ($1,272).
