The Upper West Side provides a quiet atmosphere along with lovely prewar architecture, easy access to parks, great shopping, and loads of museums and restaurants. With all those perks comes a slightly higher price tag, but there are still some hidden deals in the area, like 302 W. 79th St. #5D: Our Deal of the Week is a large Upper West Side 1BR with a walk-in closet, in an elevator building that’s less than a block from Riverside Park.
The median asking price for a 1-bedroom on the Upper West Side is $830,000, compared to the Manhattan median of $850,000. That puts this Upper West Side 1BR at almost $250,000 less than the median asking price for the neighborhood.
Buyers who put down the 20 percent minimum downpayment of $119,800 can expect to see monthly payments of $3,630. This includes a mortgage payment of $2,346 and a maintenance fee of $1,284.
With 700 square feet of space and nine-foot ceilings, this Upper West Side 1BR is downright roomy. It also boasts some nice prewar detail: There are hardwood floors throughout, and the living room charms with built-in shelves and a decorative fireplace.
The windowed kitchen has been recently gut-renovated with a white subway-tile backsplash and plenty of counter space to cook. There are also new stainless steel appliances, including a Bosch dishwasher, and the adjacent foyer makes a perfect dining area. The enormous bedroom can fit a queen-size bed as well as a desk/home-office area, easily, but the highlight of the bedroom has got to be its jumbo walk-in closet. Plenty of storage space here!
This apartment is in The Orienta, a prewar elevator building with a shared backyard, fitness room and laundry and a live-in super. Pets and co-purchasing are both permitted. Location-wise, the building can’t be beat: Riverside Park is just half a block away, Zabar’s is right around the corner and gyms like SoulCycle, Equinox and Crunch Fitness are a short walk, as is the 1 train at 79th Street. The 2, 3, B and C trains are also within easy walking distance.

While every room in the unit has a window, the windows are on the smaller side, so buyers might have to rely a bit more on artificial light sources. The maintenance fee sits a bit on the higher end of the NYC scale at $1,284, too. But for a great UWS location in a great building for a great price, this one’s hard to beat.
