Billionaire’s Row is called that for a reason: you’d be-hard pressed to live there without having billions of dollars. And if you want to live in the penthouse in Central Park Tower, you’ll need $250 million, to be exact. Listed earlier in September, 217 W. 57th St. #PH is currently the most expensive listing in all of New York City. So what’s inside this 17,000-square-foot, three-story home? And is it worth the price?
First off, we need to discuss the price tag. With a 20% minimum down payment, the buyer would need to have $50 million in cash ready to go. Then, they’d be on the hook for monthly payments of $1,373,164. This includes a mortgage payment of $1,298,526, common charges of $26,952, and monthly taxes of $47,686.
By comparison, the median asking price for a home in Midtown was $2.6 million this August according to the StreetEasy Data Dashboard, which is definitely still on the pricey side, but is also about one-hundredth of the asking price for this penthouse.
Where to begin? This penthouse sits at 1,416 feet, meaning the buyer will be living in the tallest residence on the entire planet! That certainly gives new meaning to being “on top of the world.” Nobody else on Earth will be stepping onto a terrace and sipping coffee at this altitude. And nobody has lived here yet, either, so you’ll be the first to do it!
The total inside square footage measures in at 17,545 square feet divided among three floors, while the outdoor areas compose 1,433 square feet. A potential buyer can easily move between floors thanks to the penthouse’s private elevators and separate entrances. The first floor includes a gallery and a gorgeous, windowed spiral staircase that could pass as a sculpture in a modern art exhibit. You’ll also find an observatory, grand salon, dining room, library, media room, serving kitchen, family room, and two bedrooms.
One flight up are five bedroom suites! Each has an en-suite bathroom and generously sized closet, except the park-facing primary bedroom, which has two of each. There’s also a bonus room on this floor, which can be used for anything you can think of.
On the top floor, you’ll find something truly unique: a 2,000-square-foot ballroom with 27-foot ceilings and glass curtain walls facing the park. It’s definitely the ultimate spot to host events, especially when you consider the catering kitchen, two bathrooms, and coat room also found on this floor. There’s also a private study and a room that could be turned into a home gym.
The private terrace is also on the top floor and has ample space for dining, entertaining, relaxing, cooking…you name it, you can probably fit it on this terrace!
Of course, along with everything you get inside the penthouse, you also get everything that comes just outside it. First of all, the price tag includes living in Central Park Tower, a luxurious condo building complete with a club and wine bar on the 100th floor, a spa with a steam room and sauna, and even a regulation squash court. Residents also have two pools to choose from: the outdoor pool on the 14th floor, or the indoor saltwater pool in the state-of-the-art wellness and fitness center. And of course, you’ll have everything else a full-service building provides, like 24-hour doorman service, a business center, package delivery, and valet dry cleaning.
And then there’s the location! Central Park Tower is located just south of Central Park in Midtown, mere feet from Colombus Circle. This uber-convenient location puts you right in the center of the city.
With all these features, it’s no wonder the price tag is so high!
