Hell’s Kitchen is a neighborhood in Midtown West just south of Lincoln Square. Its central location offers great access to everything Manhattan has to offer, with prices that align with the borough median — typically in the seven-figure range. So when we spotted this beautiful pre-war one bedroom in Hell’s Kitchen priced below $550K, we knew we had to feature it as our Deal of the Week. Here’s everything you need to know about 431 W. 54th St. #2C, a home designed by a renowned Broadway set designer!
Learn more about our Deal of the Week!
The median asking price for a home in Midtown West was $1.5 million this February, according to the StreetEasy Data Dashboard. That puts our Deal of the Week’s price at about a third of the median asking price for the neighborhood!
Buyers who stick with the 20% minimum down payment of $106,000 can expect to see monthly payments of $3,617. This includes a mortgage payment of $2,719 and a maintenance fee of $898.
This unit is one of 20 in a pre-war building and has maintained much of its old-school charm. Take, for example, the exposed ceiling beams and decorative fireplace in the expansive living room. Two large windows pour in lots of light on the beautiful hardwood floors throughout the unit. This room, like many other spots in the apartment, also has built-in shelves, perfect for showcasing books or plants.
Speaking of storage, we have to talk about the custom walk-in closet right near the entryway. There’s no closet in the bedroom, but this closet more than makes up for it with its ample shelving, clothing racks, and overhead storage. Across the hall from this closet, you’ll find the windowed kitchen, complete with stainless steel appliances, an exposed brick wall, and a tile backsplash that is repeated on the fireplace. (The attention to detail is everything!)
As if that wasn’t enough, there are stained glass doors throughout the hallway! Through one of them is the bathroom, which has a unique sink and a shelf that extends over the toilet. There’s also a small window in the shower. The bedroom is at the end of the hall, and despite its lack of a closet, there’s plenty of built-in storage. Not only is there a built-in dresser with a vanity mirror, but the bed is built into the room as well! Drawers underneath the bedframe provide storage while extra shelving on the headboard offers easy access for need-to-have items.
This one-of-a-kind unit is located in a co-op with common laundry, a pet-friendly policy, and (some) subletting and pied-a-terres allowed. You’ll have ample transit options at your disposal, with the A, C, B, D, 1, E, N, Q, R, and W trains all nearby. Plus, Columbus Circle and Central Park are just a few blocks away!
Unfortunately, this unit is located in a walk-up building. The kitchen is pretty small, with barely any countertop space. The appliances are on the smaller side, too, and there’s definitely not enough room for a dishwasher. And while the walk-in closet is huge, we understand some buyers might want more than one closet.
However, it’s easy to look past these drawbacks when you consider the price, the architectural features, and the beautiful design of this home!
