There’s plenty to love about the Upper East Side, from the museums to the brownstones to the Central Park access. But all that comes at a price, often well into the millions if you’re buying. But not every home on the UES reaches seven digits; take 208 E. 84th St. #1B, for instance. Our Deal of the Week is located right between Yorkville and Carnegie Hill, a great location close to everything you’ll need. Plus, it has its own private garden with a deck!
The median asking price for a home on the Upper East Side was $1.6 million this April, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at less than a third of the median asking price for the neighborhood!
Buyers who stick with the 20% minimum down payment of $99,800 can expect to see monthly payments of $3,255. This includes a mortgage payment of $2,070 and a maintenance fee of $1,185. In total, that’s less than the median asking rent on the Upper East Side, which reached $3,400 in April.
No contest, the best part of this unit is the private garden! The lush outdoor space boasts a deck and fencing from NYC Brownstone, with more than enough room for patio furniture. It’s perfect for entertaining or doing some yoga in the sun! The bedroom connects directly to the garden through a Dutch door. Swing the window open on a sunny day to bring the outdoors in!
The entrance to the apartment leads you right to the kitchen, bathroom, and closet perfect for coats and linens. The eat-in kitchen has an Avanti gas stove, Sub-Zero fridge and freezer, upgraded plumbing, and state-of-the-art water filter. In addition to cabinetry, there’s open shelving for extra storage. There’s also built-in storage in the living room and bedroom, providing the perfect spots to rest your books or knick-knacks. Between the living room and kitchen, the windowed bathroom includes a large soaking tub and has been renovated with Italian fixtures and Ann Sacks tiling.
This unit is located on the garden level of a well-maintained, pet-friendly co-op. Guarantors, parents buying, pied-a-terres, and subletting are all permitted with board approval. Located just off 3rd Avenue, this apartment puts you right in the heart of the action. Within a couple of blocks, you’ll find Levain Bakery, Target, Fairway, and Whole Foods. The Met and the rest of Museum Mile are a few avenues away, in addition to Central Park and all it has to offer.
At this price, not everything is going to be perfect. While you get tons of outdoor space and natural light in the bedroom, the windows throughout the rest of the apartment appear to face an air shaft, meaning you won’t get much light through those. The kitchen also has drawbacks: it’s a bit outdated (especially the cabinetry), the fridge is only half-size, and the oven and stove are small.
But for less than $500,000 with your own private outdoor space, it’s safe to say this is a steal!
