The Upper West Side is a classic NYC neighborhood offering everything you could want, from tons of park space to great restaurants and shops. Unfortunately, the housing stock in the neighborhood can be quite expensive, with average asking prices above those of greater Manhattan. So when a deal like 337 W. 85th St. #4B comes around, we take note! Our Deal of the Week is a 1-bedroom apartment in a landmarked building less than one block away from Riverside Park, with all the modern upgrades you crave.
Learn more about our Deal of the Week!
The median asking price for a home on the Upper West Side was $1.7 million this February, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at under a third of the median asking price for the greater neighborhood!
Buyers who stick with the 20% minimum down payment of $110,000 can expect to see monthly payments of $4,037. This includes a mortgage payment of $2,828 and a maintenance fee of $1,209. The monthly payments are also below the median asking rent for the Upper West Side, which was $4,390 this February.
This unit is outfitted in hardwood floors and 10-foot ceilings, and has tons of charm throughout. The built-in cabinets and shelving in the living room provide the perfect space for storage and a media center. There’s also a huge closet in the living room, and another big closet in the bedroom. The oversized windows in the living area face the building’s garden, so you won’t get a ton of noise from the street.
Tucked in a corner and semi-open to the living room is the kitchen, which has been recently updated. The slow-close cabinetry and quartz countertops add a high-end feel to the space. There are stainless steel appliances, plus a dishwasher that has been covered with paneling to look like the rest of the kitchen cabinetry.
While the bathroom isn’t as new as the kitchen, it has all the essentials and isn’t dated in the slightest. There’s also a small skylight that lets a little more light into the room. The bedroom, on the other side of the apartment, has a large window like the ones in the living room.
Of course, it’s not just what’s inside this apartment that counts. It’s located in a vintage 1890-built brownstone that was landmarked in 1991. The smoke-free building has a live-in superintendent and allows pets, pied-a-terres, co-purchasing, and subletting. It’s also just down the block from Riverside Park, with tons of running/walking trails, river views, and green space. Head the other direction, and the building is just a few blocks from Central Park and the 1/2/3 trains. Nearby restaurants include Carmen’s, Barney Greengrass, and Jacob’s Pickles, plus grocery stores such as Zabar’s and Trader Joe’s.
While it’s great that the windows face the back of the building, that means you only get light from the north. In other words, you won’t be getting any direct light throughout the day. Additionally, this unit is located in a walk-up building, so it’s not the most accessible. And of course, like most 1-bedrooms in Manhattan, it’s on the smaller side. But for the stellar location and a price under $600K, make sure to check this one out!
