Designed to protect transparency and foster a competitive market for every buyer, seller, and agent.

At the core of our listing access standards is this: A listing publicly marketed to some buyers needs to be published on StreetEasy within 1 business day.

Why we believe a listing marketed to some buyers should be marketed to all buyers:

This is bigger than listings. When buyers feel listings are hidden, it undermines their confidence in the system — and in you. In addition, research overwhelmingly shows that NYC sellers want their listings available to all buyers. Our listing access standards are designed to restore that trust by ensuring homes are marketed to all buyers.

What is considered public marketing within our standards:

What is not considered public marketing within these standards:

  1. Flyers, mailers, email blasts, open houses, virtual tours or displaying a listing on a public website.
  2. Sending listing information to buyers who are not already your clients.
  3. Posting listings, or even advertising the existence of additional listings, on a brokerage’s public site.
  4. Social media posts with listing & price details & a call to action (e.g. tour a home, contact me for details).

  3. Social media post with a single home image but no call to action or listing details like price or address
  4. Internal office meeting announcement about a new listing

Please note that agents’ ability to post listings on StreetEasy is not impacted by the listing access standards. NYC listings that do not comply with Zillow’s listing access standards will not be published on Zillow or Trulia.

*StreetEasy® research conducted by The Harris Poll. Among 526 adults aged 18+ who have ever sold or attempted to sell a home in one of the five NYC boroughs using a real estate agent. On Zillow, starting June 30, an agent’s third noncompliant listing – and any subsequent non-compliant listings – will be blocked from Zillow and Trulia for the life of the listing agreement between that listing broker and seller.
