If at first you don’t succeed, wait a few years and try again. That is the approach Fox News anchor Shepard Smith is taking for selling his Greenwich Village condo.
For several months back in 2011 – 2012, Smith listed his tastefully appointed apartment at The Greenwich at 65 West 13th Street for $4 million and dropped the price to $3.96 million before pulling the listing off the market. Now the 2-bedroom, 2-bathroom unit is back up for sale with a list price of $4.9 million, according to The Observer.
The apartment is a generous 2,341 square feet and features a 40-foot gallery entryway, an oversized great room and a wall of south-facing windows. The entire pad is bathed in high-end finishes and furnishings in soothing and sophisticated tones and textures.
The loft-like unit also boasts 13-foot ceilings and a formal dining room that can comfortably seat eight guests.
It looks like the price bump not only reflects Manhattan’s rise in real estate values, but a renovation undertaken by Smith since the last attempt to sell.
The master bedroom features two custom-built walk-in closets and dressing area. Both the master en-suite bathroom and the second full bath have been renovated.
It doesn’t hurt that this stylish property is located at The Greenwich, a popular Village building where Jon Stewart once lived before selling to fashion mogul Michael Kors.
The Greenwich was built in 1906 and is a full service, prewar building that was originally a department store. The 12-story building was converted to condos in 2001. Smith bought his third-floor unit in 2004 for $1.75 million.
Whoever buys Smith’s dashing residence will get the full benefits of The Greenwich amenities: full-time doorman, gym and playroom, a common roof deck w/ gas grill and 360-degree views of Manhattan and the Hudson River.
