Deal of the Week Good Deals

Deal of the Week: Charming Yorkville 1BR Asks $389K

We love the Upper East Side, but the real estate prices can be unforgiving. Between November 2017 and November 2018, the median sales price for the neighborhood rose 27.35 percent. That’s why our Deal of the Week at 246 E. 90th St. #5C is a bargain. It’s a junior one in the Yorkville neighborhood of the UES with plenty of storage space and custom details, for a fraction of the typical cost.

The Price: $389,000

According to the latest StreetEasy Market Report, the median asking price for an apartment on the Upper East Side is $1,749,000. That puts our Deal of the Week at about a fifth of the median asking price for the neighborhood.

Buyers who put the minimum 20 percent down ($77,800) can expect to see monthly payments of around $2,708. This includes a mortgage payment of $1,560 and a monthly maintenance fee of $1,148. As a comparison, the median asking rent for the neighborhood is $3,000 a month.

Why You’ll Love It…

This prewar apartment has tons of of storage space, with three separate closets and several built-ins throughout.  In the living room, the custom built-ins offer space for a TV in addition to office space that can easily be concealed behind cabinet doors. In the bedroom, there are two windows, two closets, and a beautiful built-in with drawers and plenty of shelves.

The bedroom is lovely and can be accessed through a set of French doors, just one of the great details in addition to the chandeliers, exposed brick and gorgeous hardwood floors. The kitchen features Shaker-style cabinets, granite countertops, a free-standing pantry, and a dishwasher. There’s also enough space for a small dining set. The bathroom has white tile and a spacious shower.

Of course, one of the best parts of this apartment is its location. The Q, 4, 5, and 6 trains are all right nearby for easy transportation to the rest of the city. The building is located right across the street from Ruppert Park, so green space is never too far away. Additionally, Whole Foods is just two blocks away, with great restaurants, gyms (Equinox and SoulCycle), bars and movie theaters all on the surrounding streets.

The apartment is located in a prewar walk-up with newly renovated hallways and foyer. The building is pet-friendly and also allows for co-purchasing, sublets, and pied-à-terres.

… And Why You Might Not

At $1,148, the monthly maintenance fee is a little high. The apartment is also on the smaller side, but does have a convenient layout. Lastly, the apartment is located on the fifth floor of a walk-up building. But for those not daunted by all those stairs, this apartment is definitely worth checking out.
