As Phase 2 arrives in NYC, many real estate activities can resume.

Last updated June 18, 2020

As soon as Monday June 22, New York City will enter Phase 2 of its reopening. As part of this phase, many real estate activities will be able to resume, and real estate professionals will be permitted to show listings in person, provided state health mandates are followed. Read our summary of the state mandates around in-person showings, plus a few tips on how to conduct your business in this unusual time.

Below you’ll find a running guide to the updated policies and resources on StreetEasy as NYC reopens. We’ll continue to update this page as the situation progresses. As NYC real estate moves forward, StreetEasy is here to help. Please send your ideas and feedback on how we can best support you to support@streeteasy.com.

Days on Market Update for Phase 2

On March 22, as NYC shut down, the Days on Market field was temporarily suspended on StreetEasy.com and StreetEasy mobile apps. The Days on Market counter will return on the day NYC enters Phase 2 of its reopening. However, the period from March 22 until the day NYC enters Phase 2 will be counted as one single day.

Open Houses During Phase 2

Under the “New York State on PAUSE” orders, StreetEasy temporarily limited the display and promotion of open houses. When Phase 2 reopens, StreetEasy will allow agents to resume advertising Open Houses on listings, with the addition of public health notices for agents and consumers.

NYC Rental Network Pricing

The cost for advertising on the NYC Rental Network will remain at a discounted rate of $3 per listing, per day, until further notice.

Listing Videos

Agents can add YouTube and Vimeo links to any listing on the Photos & Media tab within any direct entry. They will appear in the photo carousel. Read more about video tours and the open-house alternatives listed below.

Virtual Tours & 3D Home App

Agents or sellers can create a tour with an iPhone or a 3D camera using Zillow’s free 3D Home® app (details and discounts can be found here). Virtual tours create a more engaging presentation, and can now be featured on any StreetEasy listing.

Read more about the app here.

Virtual Tour Discovery

New Yorkers are showing a preference for listings with 3D and video tours, so we’ve made it even easier for them to discover and explore these safe, remote showings. On StreetEasy, buyers and renters may now filter their home search by 3D or video tour. In the search results page, badges now appear next to listings that feature a virtual tour. And on your listing page itself, users can click a new button below the photo carousel to jump straight to your virtual tour.

Video Chat Tours

The latest state guidance reiterates virtual tours are still the safest option. Agents conducting home showings using FaceTime or any preferred video chat app can now indicate they’re offering video chat tours on the listing page.
