If you’re looking to buy in NYC and don’t need to get into Manhattan too often, Sunset Park is a great area to consider. This Brooklyn neighborhood southwest of Green-Wood Cemetery has lots to love, from its namesake park to its stunning water and skyline views. It’s become increasingly popular in recent years, thanks in part to the waterfront’s vibrant Industry City complex. But there are still bargains to be found. Our Deal of the Week, 4002 Seventh Ave. #38, is a bright Sunset Park 1BR with a great park-adjacent location, and an even better price.
Buyers who put down the the 20% minimum down payment of $79,000 can expect to see monthly payments of $1,964. This includes a mortgage payment of $1,365 and a low maintenance fee of $599.
The median asking price for a home in Sunset Park is an even $1 million, according to the StreetEasy Data Dashboard. That puts our Deal of the Week well below half the median asking price for the nabe. Talk about a steal!
This Sunset Park 1BR keeps lots of its prewar charm in the form of crown moldings and inlaid hardwoods. There are also vintage wood doors with window panes and crystal doorknobs. But it boasts new updates too, such as the stainless steel kitchen appliances. Also in the kitchen? Enough space for a small dining table, quartz countertops, and lots of cabinets. Plus, there’s a big, bright window — one of several large exposures in the unit. There are double windows in both the living room and the bedroom, which is plenty big enough for a queen-size bed plus furniture.
A long foyer hallway makes a great landing pad as you enter. Even better, at the end of the hall is a large walk-in closet! There’s another closet just outside the bedroom and bathroom, and a small pantry in the kitchen as well. If that’s not enough storage space for you, the apartment also comes with its own basement storage unit.
Finally, the location of our Deal of the Week is stellar. The pet-friendly co-op is less than a block from the neighborhood’s namesake park. In other words, it’s a dog owner’s dream! (And a swimmer’s dream as well — Sunset Park is home to an Olympic-size public pool.) The building also features a laundry room and a shared rooftop deck with harbor views.

Nothing’s perfect. This Sunset Park 1BR is a walkup, for instance. (It’s only on the third floor, though.) It’s definitely a bit small, too. And, while there’s a generous amount of storage space overall, there’s no closet in the bedroom itself. But the unit has so many pluses, and the price is just about as affordable as it gets in NYC.
