It’s not every day that you find a stellar Upper East Side apartment for under $500,000. That’s why we had to feature 509 E. 77th St. #6D as our Deal of the Week. This Lenox Hill one bedroom has everything you could want in an apartment, including a dishwasher and an in-unit washer/dryer. And if that’s not enough to entice you, there are also two balconies!
The median asking price for a home on the Upper East Side was $1.7 million this July according to the StreetEasy Data Dashboard. That puts our Deal of the Week at under a third of the median asking price for the neighborhood!
Buyers who stick with the 20% minimum down payment of $99,800 can expect to see monthly payments of $3,309. This includes a mortgage payment of $2,187 and a maintenance fee of $1,122. It’s also under the median asking rent for the UES, which sat at $3,550 this July.
This apartment has been recently renovated, and it’s evident in all the great fixtures it includes. The kitchen is outfitted with stainless steel appliances, including the highly coveted dishwasher and in-unit washer/dryer. You’ll also find ample storage space thanks to the many overhead cabinets, plus gorgeous black countertops and tile backsplash. The renovations also shine in the bathroom, which features a standing, subway-tiled shower and unique basin sink.
Hardwood floors and exposed brick make the living area and bedroom look effortlessly quaint. You’ll also get plenty of light from the oversized windows and French doors, which lead onto two separate balconies! This is the perfect space to enjoy breakfast, read a book, or people-watch down below.
Located in the Cherokee Building, this unit has access to tons of amenities in a truly elegant setting. The building features tiled passageways connecting the interior courtyards to the street, open stairways, and exterior entrances to the apartments. There’s also a package room, bike room, laundry room, and video intercom system. Pets are allowed, as is unlimited subletting!
The building’s location is pretty great, too: just across the street from John Jay Park and the East River waterfront. There are also tons of awesome eateries and shops on nearby York, 1st, and 2nd Avenues. The 72nd Street Q stop is also less than a mile away.
On the other side of the coin, the nearest subway stop at 72nd Street might be too far for some, at a little over half a mile. Inside the unit, the kitchen is little awkward in shape and size, as you can tell from the photos. The bedroom is also on the smaller side, and it’s unclear from the photos if it has a closet.
That being said, if you’re looking for a balcony-rich one bedroom in Lenox Hill, be sure to save this one!
