bay club condo queens

any thoughts on this building(s). its actually a two building condo development in bayside
Why don't you call Christian, who works with me. He has family in Bayside, I'm sure he'd be happy to chat with you. He helped Alanhart out with some non-mainstream properties.
And to be clear, this is a friendly offer, we don't work in that market.

I grew up close to there and had a few friends who lived there as renters. They tend to think very highly of themselves and as "betters" than the rest of that part of Queens (from their website "Consider yourself privileged to be among a select few who call the Bay Club their home").
The Board was very forward thinking in that they were among the first condos in NYC to treat it was like a Coop with lots of rules and proctological exams of potential buyers and tenants. You will probably be told it's 1/2 hour commute to Manhattan but in reality to get to my Union Square office by public transportation on the best day it's over an hour and on most closer to 1 1/2 (and on off hours >2).
The room sizes are decent, but you are very conscious of the 40 year old architecture (low ceilings, very 1980s lobby, etc). If I remember correctly there are over 1,000 units and 1,400 parking spaces for everyone
including staff, guests, etc (10% outdoors) so getting a second spot is problematic - which is a big deal in that area. It also means your guests might have to try to find parking in an overcrowded neighborhood and walk blocks to get to you - and everybody goes everywhere by car out there.
I grew up in the area. I was in the building years ago. Will call the managing agent with questions about building policies , reserve funds etc. It seems they have never ending assessments based on a preliminary conversation I had. I didn't recall the low ceilings but it was so many years ago.
That's a very odd statement to hear its a condo that treats itself like a coop? too many rules? i was on the website and see they don't admit dogs which sucks because i would be a visitor to the building and i own one.
Seems to be one of the few full service condos in the area. coops are more plentiful in queens. Yea its a bit dated, but even my own building is beginning to look dated and it's half its age
Haven't been there in 25 years and it felt dated then.
