About
Right in the thick of things in Noho, on a cobble-stoned street sits 40 Bond at 40 Bond Street. These ultra-modern luxury condos and townhomes take the “wow factor,” in luxury living and amenites, to a whole new level.
Ian Schrager, the developer, who has also developed modern hotels and nightclubs (Studio 54 and the Palladium) brings his concept of “effortless luxury living” to Noho, an area of Manhattan filled with stunning architectural history. Schrager wanted to reinvent loft living in a neighborhood that invented loft living.
40 Bond goes beyond those parameters with phenomenal design. Designed by world-renown Swiss architect Herzog de Meuron, these residences are as Schrager says, “architecturally ambitious.”
Its exterior is “as if it’s a wet cast iron skeleton dipped in sugar,” which gives it a luminescent quality that changes tone/color throughout the day. The goal of the design was to radically reinvent the cast iron building and the result is dramatically striking. Floor-to-ceiling, fully-operable, cast glass windows made in Barcelona and the 22-foot high, 140-foot long sculptural “Gaudíesque” gate makes 40 Bond not only an architectural marvel but a work of art. The gate, inspired by New York graffiti, is mimicked throughout the building and within the residences.
With 24/7, 365 days a Lifestyle Management services, 40 Bond is the perfect choice for families, busy professionals and/or anyone who wants home to be not only a place to live but a “transformative” experience.
There are 27 apartment homes, five townhomes and a penthouse. All units have 11-foot ceilings with large, flowing spaces to incorporate the “feel” of loft living. European craftsmanship is located throughout the spaces with wide-planked, oak floors and some have dual gas or wood-burning fireplaces. Other features and finishings include Italian cabinetry, Corian countertops, some units with Austrian wood-planked walls and floors in baths.
Some units contain “wet rooms” seamlessly sculpted of white Corian with an embossed, graffiti design on the walls, floors and ceilings. Outdoor spaces, both public and private, are spacious zen-like creations that combine artistic design with functionality.
The penthouse overlooks Noho; a triplex penthouse with its own landscaped garden. The five townhomes, with three floors, front and back landscaped gardens and private entrances are located behind the grandiose “Gaudíesque” gate and are the first new townhomes built in downtown Manhattan in generations. The back gardens extend from the kitchens and are outfitted for outdoor kitchens. Containing curving staircases, they are light-filled, large spaces that include great rooms, family rooms and recreation/media rooms.
“40 Bond Street is a radical reinvention of a cast iron building; instead of having it look back to retro, it looks forward, using materials in a novel kind of way that’s never been done before.” Ilan Schrager
