StreetEasy Experts is a powerful program for attracting high-intent buyers interested in your areas of expertise. But how do sellers factor into the program? Experts can represent sellers as well as buyers, and many do with great results. It can become an integral part of your success in the program, and another way to serve your clients and provide them with value.

If you’re new to working with sellers as an Expert, here are the two main ways you can connect with seller clients.

Buyers who turn into sellers

It happens all the time in real estate: a buyer wants to purchase a new home, but also needs to sell their current home. They don’t have a listing agent, and you agree to fulfill that role in addition to representing them as a buyer’s agent. Or, a client uses you as a buyer’s agent and months or years later, calls upon you to help them sell a home. 

However it comes about, many Experts have buyer connections who turn into sellers. If this occurs, all you need to do is create the listing on StreetEasy, mark it as “Experts Sourced,” and include the email address tied to the connection. 

Expert Match

Another way Experts can connect with sellers is through Expert Match. In this feature, StreetEasy presents sellers with agents in the Experts program who we believe would be good listing agents for their home.

The seller is presented with three possible Experts to work with. Which three Experts are shown is determined by one of two ways:

Algorithm

StreetEasy’s sophisticated algorithm matches Experts with sellers whose homes closely match the Expert’s experience. The algorithm takes into account:

  • General experience: The number of homes the Expert has sold in the past 10 years.
  • Local expertise: The number of homes the Expert has sold within close proximity of the seller’s home.
  • Property type experience: Types of properties (co-ops, condos, townhouses, etc.) in which the Expert has done deals.
  • Price accuracy: How closely the Expert’s past sale prices match the StreetEasy Valuation, an estimate of a home’s market value powered by the most expansive real estate database in NYC.

Seller Concierge

With this method, the seller speaks with a Seller Concierge, a dedicated StreetEasy specialist, about their home and what they’re looking for in a listing agent. Using this information, as well as StreetEasy’s database on listing agent performance, three Experts are recommended to the seller. With the seller’s permission, the Seller Concierge then sends three separate emails connecting the seller with each handpicked Expert.

By default, all Experts are eligible for Seller Concierge matching.

What happens next?

If a seller is interested in learning more about you, they’ll become a new connection and you’ll receive a notification email. The connection will be visible to you in Agent Tools under your Experts connections. You can mark their role as “Seller” and set a Connection Status – just as you would with a buyer connection – to track the relationship as you work toward establishing an exclusive listing agreement.
