My name is Michael Minick and I'm the owner of this (no Fee) 6 unit building. My wife (Ann Satterfield) and I live on the Parlor Floor. This is our beloved home. Consequently, renting here is different than in most other instances. Money is less a concern than harmony. Toward that end, all one bedroom apartments rent for the same amount, so that everyone rent is equal as the apartments are close to identical. This means that if one tenant is granted a rent concession, all receive one. Another difference, is that we have always rented below market. This gives us a larger potential pool to find harmonious renters. When I discovered this building in the 1990, it was falling apart. Over the years I've completely restored the building to what it looked like in 1835, when it was first constructed. I believe it is the duty of people who own these historic buildings to pass them on to the next owner in better condition than they received them. Consequently, every apartment is both a restoration and a reconstruction. All apartment have top level modern conveniences, handsome marble baths and granite and stainless steel kitchens. Every apartment has a real washer/dryer that vents to the roof. Perhaps the most significant feature is that the building is uncommonly large. All apartments are over-sized because the footprint of the building is 1,675 Sq.Ft. on each and every floor. With the exception of the Garden floor-thru, all have ceilings from 10' to 12' high. We have five units that we rent. Four are one bedrooms and one is a two bedroom, two bath, floor-thru with an artfully planted 825 Sq.Ft. flower garden on two blue stone terraces. All apartments are free market units, none are under any form of rent control. I've rebuilt the building as a "quiet refuge". All the front windows, that face an unusually quiet street, are triple-glazed. There is very extensive soundproofing between floors and between apartments. The reasoning behind the "quiet refuge" concept, is that many people work ridiculous hours and need a nest where they will not be disturbed by their neighbors or street noise. Additionally, all apartments are equipped with washer/dryers (the real type) that vent outside. All apartments have super quiet Bosch dishwashers. The building has been renovated to retain all the charm of the 19th century. Where time has taken that away, I've done my best to restore it. I was awarded my real estate salesman's license when I was 16. However, my primary career was been as a magazine writer, editor and eventually a publisher of my own magazines, which I started with my business partner, Diane Robbens, in the 1970s. The last time I worked for anyone other than myself, I was the Managing Editor of G. Q. Those who are interested in a full resume can find it on "Linked-In". Regardless, I've always maintained a parallel career in Real Estate. It was unavoidable as my family has been in the real estate business for three generations. I began doing property management at a ridiculously early age. I've worked in every area of both residential and commercial real estate, including building a shopping center for Triple A Tenants. While I'm elderly, for over 50 years, I've accumulated a very significant amount of experience in both residential and commercial properties. This property is my pride and joy. As I wrote above, I believe that everyone that is fortunate enough to own a historic property ought to leave it in better condition from the moment they purchased it. I've done my best to do exactly that and I've spared no expense to make it so. I hope I've done you will agree that I've done a respectable job.
