Wall-through ACs save on window space and there are two windows each in the front & back of the apartment allowing for exceptional cross-breezes.
Here’s how you know it’s the “bigger” layout: A dining alcove, 2 windows in the living room, and a long row of hall closets. This exact layout- with approved alteration- can be modified to 2-beds, 2-baths, with in-unit W/D. Not all 2-beds in the co-op have this capability, be careful! Size does matter when deciding.
Fifth floor walkup- and worth every step up the sturdy, wide stairs that have landings at each half-floor- for superlative sunshine and no upstairs neighbors. It is 100% private to the co-op (like Grammercy Park, but in a better area, I like to say…). If location is paramount for you, then 626 Washington, between Morton and Barrow Streets, has it all. It’s close to transit, a few short blocks to Google’s headquarters in NY, ABC/Disney’s rising studios and a flurry of incredibly pricey and valuable waterfront new development. Christopher and Houston Street Stations are nearby, as are crosstown buses and CitiBike docking stations.
