How much premium would you guys give to a PH apartment on the top floor of a 40 storey building when comparables apts on the 19th floow are selling for $1100 a sq ft. (2 BR apts) Please advise ...I need to make a decision quickly on how much premium PH address deserves - it has great views and light but then so does apartmnet son the 19th, 21st or 23rd floors.... thanks
If the layout of the PH is exactly the same as the units below it, and it does not offer any specific additional amenities (fireplace, terrace, skylights, extra high ceilings,etc.), then all you are really paying for is to not have footsteps above you - and if that is important to you, then you need to decide what you are willing to pay for that. Otherwise, it makes no difference, and there is no need to pay a premium for the penthouse, and you might as well buy on floor 23 as you would the PH.
Penthouse has rather a built-in cache but on the 40th floor, I wonder if a terrace would even be usable; might be more like a ride at Disney. My own guide is to do your homework on pricing & then decide what it's worth to you. Maybe somebody else has some insight.
#2 here - I have to agree with #3 - a terrace, while terrific, is largely useless that high up. The microclimate at that height precludes serious planting of any kind, and the wind at that height is much stronger as well, meaning it's not so pleasant.
In general, terraces between the fourth and twelfth floors seem to be best for serious planting in NYC.
Agree with #2 in that it's a personal choice. I'm in contract right now on a top floor unit, and a big part of the appeal for me was to be able to say bye bye to footfalls and idiots moving furniture around at 2:00AM. I was willing to pay more for that.
i live on 36th floor have two 30 foot terraces. I have never stepped out on them...very scarry. Unless you smoke, and want a place to do so....terraces that high, if not setbacks are useless.

i agree with #5. Not having to constantly suffer footsteps, banging on floors, dropping of heavy objects and burniture moving at all times of the day and night is well worth any additional costs.
I used to live in a top floor apt. I have lived in 2 apartments since then (neigher on the top floor). I don't believe I have had an uninterupted nights sleep since I left my top floor apt. And that was 7 years ago.
#1 never said if there were any additional features. I suspect we're talking about a cement slab, so I doubt noise from above is going to be much of an issue. Terraces at that height are fine, if they are sufficiently deep, or have other features which block wind from one or two sides.
Light is almost always better on the top floor, unless your under something like a maintenance area, where being on the top floor can be a negative (compressors, cooling towers can be noisy).
And what about roof above the unit?
...and this discussion is aimed at someone on the 40th floor anyway. There are many many reasons you want PH in a shorter building... Roof rights, expansion, hvac, noise, green systems...
#9, we're cut from the same noise averse cloth. Leaks schmeaks. Gimme the top floor any day.
