courtyard view

Discussion about
Thoughts on the rate of appreciation of an apartment in a new construction condo downtown where the apartment faces the courtyard (interior facing)? Assume apartment gets lots of light, but the view is of the hallway across the courtyard. Apartment is priced lower than others in the building as a starting point, so would logic dictate that percentage appreciation would be consistent with apartments that have views?

possibly, but unless the courtyard is really huge, u'll run into privacy issues where another apartment can easily peak through your window, forcing you to close the blinds/curtains the whole day, which nullifies any "light" it might have.

whenever a broker advertises "very quiet" or "peaceful"... i treat it as a red alert. esp somewhere in manhattan where buildings are all crammed together, good open views definitely trade a nice premium

maybe if u're buying for investment and renting it out, it'll be good in the long term, but if you wanna make it your own residence... think twice.

Alternatively, units facing the street could be noisy. Plus you could still get neighbors peeping in, you never know.

If it faces a quiet/side street and there's a view, that's one thing. But if you're getting lots of sunlight anyway there's something to be said abt being able to sleep at night.

I agree with the last post. I lived in an apartment with a courtyard view and ,although it was quiet, I hated the lack of light. I had trouble selling it too! I would only buy if it was 20% cheap to other apartments with outside views.

If light is not a problem, then neither will appreciation.
