Discussion about Sutton East at 345 East 56th Street in Sutton Place
shans, The maintenance of $1.75 per sq ft is average these days for doorman buildings. In many areas, it is $2 per sq ft primarily due to high real estate taxes. Most new condos are $2 per sq ft if they do not have tax abatement. Do you still think it is high for this building?
Nothing going on, other than uncontrolled escalation of real estate taxes - thanks to city and state government that treats taxpayers like ATMs. The building has a healthy researve fund, and no 'skeletons' such as land lease or protracted litigation. Having lived here for 12 years, I can tell you it is a great building, but I agree with 300_mercer, $2 per sq ft seems to be the "new normal" in terms of maintenance.
Actually 9H I think is reasonably priced and has a nice layout.
What Lanzz said about the RE taxes, though it makes us sound like old farts.
The co-op's went from $1,056,755 to $1,596,897 in five years. That's up what, 10% per year, every year?

shans, do not be confused by 1000 sq ft listing sq footage. It is really 800 sq ft. Now you can see that both at close to $2 per sq ft.
We saw 7J couple years ago. It has great layout. Looks like the kitchen has been updated. One of the bedrooms/rooms used to have walls of cabinets. The kid's room has the same wall art. I thought the price was reasonable back then. Seems a bit high today even with all the updating.
What's with the Sutton Place brokers who have two buttons on their shirts undone in their listing photos?

One reason it may be a bit high is that the retail space is all owned by D'agostino's and therefore there is no retail income for the co-op. It's actually a Condop. Having said that, the building is well run, the apartment layouts are spacious with lots of closets and the neighborhood is convenient to everything.
I'd move out of Manhattan before I'd buy an apt like these.
Where would you go instead?
