how much too offer?

we are interested in a 2400 sf apartment that needs A TON of work. it is a duplex (2 - 2 bedroom apts combined 25 years ago) and is a wreck. Needs hundreds of thousand of dollars of work. was originally 4 bathrooms and they removed 2 of them - so would need to add back a master bath & gut renovate down to the studs the rest. they are asking a little over $2 million - I want to offer $1.5 considering it needs a ton of work am I crazy? thanks

It depends on how crazy/firm the sellers are, how long the property has been sitting on the market, and comps. I would guess that a $1.5 offer would be rejected outright - but who knows.

no offense lee but people keep asking questions like this and not giving any real details about the apt. why not post the listing so we know what we're talking about? or at least need to know location, what kind of building, views, etc etc. At the end of the day though its about comps and your perception of the market.

At first blush I think 1.5 is absurd, who's selling RE in NYC for about 600 a sq ft? That said maybe its on a ground floor facing a wall in a weak neighborhood, as I said lots of things affect value.

leelaura — I think I know that place. If it didn't require a lot of work, it would easily be $2.5M. So I do think $2M is reasonable. There's no way a place like this will go for $600 psf.
