DOB Permits or Board approval first?

My board is requesting that with the alteration agreement I submit my DOB/LPC permits. It was my understanding that FIRST you get their approval of the plans and THEN you go to the DOB/LPC. That way, if there is any changes they reject, what is going to the DOB/LPC is what is going to be done. Does that sound about right? The way they are asking in their recently revised agreements seems backwards.

Sorry in case that was unclear as I was typing while on the phone. My impression was:

1. Board approval of plans first
2. DOB/LPC Permits
3. Come back to the board and submit the permits for the final green light.

You have the right sequence. Board architect has to say every thing is fine before you go to DOB. At least that is what I have done.

That makes sense to me.
Sounds absolutely absurd to go get plans that have not been approved by the building, approved by the city.

So, let's say I do get plans approved by the city and get permits.
Then the building says, "nope, sorry, you can't do this, this and this"
I'm assuming I would have to re-file or file an amendment with the city?

I'm not following their logic and everywhere I am reading states

1. Building approval
2. City approval

A relative of mine has a coop board that requiresa DOB permit first for certain work before they will approve the reno.

That's really interesting. I feel like it would just be a waste of time and money to get permits for something that will be rejected by the board.

Also, if the board rejects part of the plans. Does one have to refile with the city?

I don't know how one would do this in reverse. The coop needs to sign the permit application, and seems strange that it would do that without first approving the work.

NYC_Sport you are absolutely right. And the LPC requires the coop to sign the application.
I think the management agent replied to my email incorrectly.
This is the second time the management agent has written something completely wrong.
UGH! It's like dealing with a complete amateur.

Funny, the board is CC'd and no one spoke up. Maybe they all don't know the rules and regulations, either?

I went through this recently. I submitted everything to the board first. The application to the DOB for the permit required the signature of the board president and the super. I can't see how you could do it the other way round.

KAS61 - Do all DOB applications require board signatures?? Or is this your buildings requirement.

Regarding DOB approval first. The Board of this coop just privatized after leaving Mitchell Lama. They put in all sorts of weird regulations, a knee jerk reaction to renovations done illegally/not to code. My relative was the first person to apply under the new regulations. They bounced the application because they said she had to have m architect ger approval with the DOB first. Fortunately, I researched the issue issue and found out that DOB permits were not necessary. They submitted the code from the DOB web site and highlighted the questioned area. So the managing agent/Board dropped the DOB approval.
