Discussion about
A condo I'm looking at in a residential building in Midtown includes the phrase "live/work" in its listing. I work mostly from home, offering videography services through an LLC. Does "live/work" mean I can deduct the maintenance as a business expense? What about the tax? Is it fully deductible, or only a certain percentage? Or is "live/work" just another way of saying there's home office? This is a 2 bedroom condo so I can see how thats what they mean.
"Live/work" means it's okay for you to have office visitors to your home. I don't know how videography works, but usually the phrase "live/work" is use to attract people who will have a number of clients/suppliers coming in and out -- psychiatrists, say, or fashion designers -- businesses that would not necessarily be welcome/permitted by just any residential building.
That's a separate issue from home office tax deductibility, which isn't between you and the condo board -- it's between you and the IRS and your accountant. I would definitely consult an accountant before taking home office deductions, because there for one, there are all sorts of rules about whether you dual-use the space, and second, taking the home-office deduction can change the cost basis of the property, which changes the tax treatment when you sell.

Oooh. That makes sense. Thank you for that answer!
Hmmm ... I could see how a co-op board could cause trouble, but can a condo building try to restrict the flow of visitors to your apartment for whatever reason? I thought freedom to do pretty much anything are why condos are more expensive. You pay more for more control & rights.
