A true Beaux-Arts mastery that one would expect from the architectural duo of Charles W. Romeyn & Henry R. Wynne, the Prasada is a prime example of the French Second Empire design influence. Constructed by Franklin & Samuel Haines throughout a two year period spanning from 1905 to 1907 the building originally comprised of three apartments per floor, an eight room apartment in the rear and two larger ten room apartments to the front. Since its conception a select few apartments have been subdivided to smaller units whilst others have been combined into breathtaking large spaces. There was a controversial alteration in 1919 that resulted in the Mansard roof being removed and replaced with a twelve foot masonry parapet which robbed the building of some if its original charm. This much sought-after 1973 co-op conversion has a full time doorman, attended elevator, laundry room, and storage. There is a 2% flip tax / transfer fee and 50% financing is permitted.
