We heard that there were 14 apartments with bedbug infestations in 392 CPW. Is that a true? Also do 382 and 372 have rodent, roach or bedbug problems? Thanks

If this is true (you never know whether someone is just exagerating), then it would be in the board minutes. Just read them before you buy.

A 2 BEDROOM APARTMENT IN 392 CPW WAS AUCTIONED OFF THIS WEEK. DOES ANYONE KNOW HOW MUCH IT SOLD FOR?

Often times boards recognize that bedbug discussions in the minutes are re-sale poison and omit such written discussions.

Hypothetically, if a bedbug problem exists, exterminating the place you buy before you move in would solve 97% of your problem. Unlike a hotel, an apartment building doesn't have an exchange of sheets or people between units. How would the critters spread? Through the walls? I don't think so. If you are just looking to rent, I could see you not wanting to go through the expense of extermination.

Again, does anyone have any information regarding the recent auction of a 2 bedroom apartment at 392 Central Park West (Park West Village). I believe the auction was 11/19/09. Thanks.

As I understand, the bed bug issue was not a major problem at 392CPW and only affected <2% of the units. The building management took immediate action containing the issue and eradicating the problem.
in addition, 392CPW offer free extermination service every Wednesday for its owners.
I would suggest that all New York City residents take precautionary measures as the entire city has been suffering from a bed bug epidemic as recently evidenced by the Park Avenue apartment building that was completely evacuated including some retailers on 5th Avenue. Ladies gird your loins, I hear Vitoria Secrets & Abercrombie are have a buy 1 get 2 bed-bugs free sale going on...

The last 2 bedroom that sold a few weeks ago sold above asking price. I believe it was $1,255,000.00 would that be the same unit?

JVORD10: I don't know where you are getting your price from. Which unit are you referring to that sold ABOVE ASK (and when did it REALLY sell)?

I found out that the 2-bedroom/2 bath auctioned apartment sold in the mid-800's. It needed a complete gut renovation and faced the new complex. There is NO WAY a 2br apartment would sell in AUCTION at the price you mentioned.

can someone explain if the studios are worth $550k...the monthly maintenance and taxes are low but..i made an offer of $465k and they said no thanks.

I guess they think they are worth more than 465k to someone. They may be right, they may be wrong, or it may not be worth it for them to sell at that price.

Move on to someone else or a diff studio in PWV.

Julia, spend that $465k at 222 RSD, 4F. Your monthlies will be higher, but the building and neighborhood have higher appreciation potential. Plus the building is 27 years younger but with more character (its in an historic district). Same great layout. Better windows. W/D in unit.
