Underlying co-op mortgages

Discussion about
Our co-op is refinancing its underlying co-op mortgage. I've been asked to get quotes. Does anyone know lenders who provide underlying co-op mortgages? Could you provide contact info?

Banks:
National Consumer Cooperative Bank
New York Community Bank
Emigrant Bank

Brokerages:
Winter & Company
First Funding
Meridian Capital

You can find all of them via Google. If your loan is < $500k, you can probably skip the brokers.

If you do use a broker, I wonder if David Breitstein at Apple Mortgage [dbreitstein [at] applemortgagecorp [dot} com] could do this for you. I know him in the context of getting individual residential mortgages, but he's pretty on the ball and he probably knows the wholesalers.

David does do this kind of work .. he mentioned that you'll need a copy of your master insurance as well as the offering plan.

I just closed my refi today. The monthly savings are jaw dropping. (from 6.75 to 4.8). Although I have always wondered about the impact of inevitable higher property taxes on NY RE, I never really considered the advantage of lower co op underlying mortgage. I wonder if higher property taxes and lower mortgage taxes will be a draw. Hard to believe that any govt agency would have the temerity to raise property taxes so high that it would impact the drop in mortgage rates.
