Just read about one example where the bank saved a woman from a very from a really bad purchase. One woman makes the case: "... they were willing to finance a fifth-floor walk-up coop in a building in Harlem for only 10% down." "Yes, a truly stunning apartment, with magnificent views. Lot-line windows that I only noticed at the last minute, that weren't disclosed as such. Luckily appraisal came in below offer, and I had an appraisal/financing contingency in the contract"

Update from the same woman on her eventual purchase: sub-prime mortgage obtained based on only 10% down; bank had trouble issuing the mortgage and she had to go lender shopping.

and now this completely incredible claim, "my monthly costs for purchasing are about one-third less than renting, I'm getting around a 20% return annually on the down payment."

Renting her apartment would cost 3x more than buying it. Wow, some amazing stories.

No, the rent would only be about 20% higher. But my after tax cost of the apartment is an amount less than the rental rate such that I am getting an annual return of 20% on my down payment.

And you still don't understand what sub-prime lending is. Nor do you care to, because spouting nonsense and lies suits you just fine.

Chase v. Citi? Like those are alternative lenders?

Chase told me it wouldn't be a problem. When for some reason it was, Citi got the deal done for me in less than a month. And they are holding the mortgage. Yes, that sounds sub-prime, indeed.

God, you're an idiot, I said my ownership costs are about one-third less than renting. Not two-thirds. Read.

Chase told me that their u/w department would only take the loan with 30% down for this condo. It had nothing to do with OUR qualifications. As I have said they were happy to give us a 10% down loan for a coop that cost the same. At the time they did not like wb condo resales.

Please, our two mortgages combined are less than one time annual income. Sub-prime, riversider, you still don't have a clue what constitutes a sub-prime loan, but I can assure you ours does not.

It's Chase. You couldn't qualify. Odd given how much money you keep bragging about making. What else was wrong with your financial profile?

Nothing, which is why they offered the same loan for a coop. And why Citi got it done, because they were willing to do it as a portfolio loan. It was just a pain. Many people have less than pleasant experiences these days with the lending process.

Wow, first lender rejects you, second lender only does it under certain circumstances and it is still a pain. Not to mention all of your difficulties with real estate lawyers.

Banks are so warm and fuzzy. They did not reject us, they did not offer us terms we were willing to accept. Being highly qualified can get you much better deals, but it still is not going to be easy to get a 10% down loan with no PMI, which we did. So shove that you know where, mr. I'm here to judge everyone else but I have never proven anything.

Point of clarification aboutready, was the 10% down more or less than the Peter Cooper Village settlement? Did that go into the calculation at Chase, e.g. like how co-ops don't like gifts from relatives, maybe they wanted you to use hard-earned dollars instead of lawsuit dollars?

RS, there is a little-known entity in Manhattan called the College of Insurance. It is downtown somewhere, I have spent many hours in its library researching risk and underwriting issues. I am nowhere near sub-prime, nowhere. Find me a generally accepted definition of subprime that includes my loan. Just try. And source it properly, please, without using it in a misleading manner.

You're so dumb. Can you give me an authoritative source stating that my loan is sub-prime? My point was that I have spent years working in the topic, it wasnt sub-prime then, and I keep up with new info. Sub-prime loans as of 2011. Really?
