Cathy Franklin is one of Manhattan’s most accomplished luxury real estate brokers, with over $6 billion in condominium, co-op, and townhouse sales across her distinguished three-decade career.

In 2025, she has already achieved close to $300 million in closed sales and contracts. She was named Corcoran’s Top Salesperson for Manhattan in 2024 and earned Corcoran’s Top Performance Nationwide in both 2023 and 2022, with sales exceeding $465 million and $600 million, respectively.

Consistently ranked among the top 0.5% of agents nationwide by The Wall Street Journal and RealTrends, Cathy has placed among New York City’s top ten brokers, including the No. 2 position in Manhattan in both 2023 and 2022. Cathy resides in a historic 1886 landmark townhouse on the Upper East Side with her husband, Jeffrey Baker. They have three sons: Otto, (Harvard) Alex (Harvard, Wharton MBA), and William (Wharton). Their home, along with their 1806 Georgian farm in the Hudson Valley, has been featured in Forbes, Food & Wine, Wall Street Journal, Travel and Leisure, Whiskey Advocate and The New York Times. The farm is also home to Hillrock Estate Distillery, producer of award-winning, field-to-glass artisanal whiskey.

A graduate of Wellesley College, Cathy is a proud member of the Real Estate Board of New York and an active supporter of the New York Landmarks Conservancy. Cathy and her family are active members of Mashomack Club in Pine Plains, New York.
