Interested in buying in Prospect Heights? You’re not alone, as the nabe was named one of our 10 NYC Neighborhoods to Watch in 2025, seeing a large increase in searches on StreetEasy® from buyers and renters from 2023 to 2024. Slightly more affordable than nearby Park Slope or Fort Greene, Prospect Heights offers historical buildings and proximity to many of Brooklyn’s cultural cornerstones, like the Brooklyn Museum and Barclays Center. And there are plenty of deals to be found below the neighborhood’s median asking price, like 21 Butler Place #3C. Our Deal of the Week is a light-filled, pre-war Prospect Heights 1-bedroom that is mere feet from Prospect Park.

Why You’ll Love It…
This pre-war home has maintained many of its original details, including the oak hardwood floors with inlays, crown molding and ceiling trim, medallions around lighting fixtures, and decorative door and window casings. Speaking of windows, there are plenty to go around, including three in the open living room and kitchen area, and one each in the bathroom and bedroom. Storage space is also in abundance, with a closet in the entry foyer, another across from the bathroom, and a wall of built-ins in the bedroom.
The kitchen has everything you need to entertain or flex your home chef skills, with full-size appliances — including a dishwasher! A large peninsula offers ample prep space, in addition to room for three barstools. Custom-made, solid wood cabinets offer ample storage space and also have a soft-close feature. Rounding out this space is the black-and-white checkered tile floor, offering a vintage look. The same color scheme is found in the bathroom, which features penny tile floors and white subway tile walls.
Located on a tree-lined street right near Grand Army Plaza, this pet-friendly co-op offers a common roof deck overlooking the Manhattan skyline. There’s also bike storage, and private storage available for rent. An in-unit washer/dryer can be installed with board approval, and subletting is permitted. Just blocks away from Prospect Park, the Brooklyn Museum, and the Brooklyn Central Library, the lucky owner has easy access to so much of what Prospect Heights, Park Slope, and Crown Heights have to offer. Transit-wise, the 2, 3, 4, B, Q, and S subways are all nearby.
…And Why You Might Not
The closets in the bedroom are built-in and hidden with a curtain rather than a closet door, which may not be everyone’s ideal closet. There most likely isn’t enough room for a full dining table in addition to a couch in the living area, unless you get creative with the space. Lastly, the building doesn’t seem to have laundry facilities, but a washer/dryer can be installed in the unit with board approval. Still, this character-filled apartment has a great location for a great price, so be sure to check it out!
