Many people love the Upper West Side due to its proximity to two major parks (Riverside and Central), the abundance of great restaurants and grocery stores and relative access to several train lines. All of this makes real estate a bit pricey here. But, our Deal of the Week at 310 W. 99th St. #308 is a bright, prewar UWS 2BR listed for $679,000 and it goes for a fraction of the cost of the median recorded sale price. Let’s take a look.

The Price: $679,000

The median sold price for an apartment on the Upper West Side is $1,300,000, according to the latest StreetEasy Market Reports. That puts our Deal of the Week at about half of the going rate in the neighborhood.

Buyers who put 20 percent down ($135,800), can expect to see monthly payments of around $3,662. This includes a monthly mortgage payment of $2,575 and a maintenance fee of $1,087.

Why You’ll Love It…

The corner-unit apartment is filled with brightness, thanks to windows in every room and the layout is a split bedroom configuration for maximum privacy.

Upon entering the apartment, herringbone wood floors and a decorative, brick fireplace immediately take center stage. The living room, which has 9-foot ceilings, has enough space for a dining set in addition to living room furniture.

The master bedroom is right off the living room and measures 13.9 feet by 13 feet. It’s spacious enough for a king-size bed, plus room for a home office or additional storage. The other, smaller bedroom is on the opposite side of the apartment, next to the kitchen.

Currently, the windowed, galley-style kitchen is usable but the cabinets are unfinished. The listing photos offer a rendering of a new kitchen that can be installed at the buyer’s preference. The bathroom has sleek white subway tile, plus an updated vanity for a clean, modern look.

The apartment is already a star, but the location only makes it better. Situated on West 99th, Riverside Park is less than a block away.  The 1, 2, and 3 trains are all nearby, with the B and C trains also within walking distance.

The building is host to a slew of amenities, including an elevator, laundry room, live-in super, and it has a pet-friendly policy. Plus, co-purchasing and guarantors are both allowed.

… And Why You Might Not

First off, this apartment might not be a true 2-bedroom, since the second bedroom doesn’t have a closet. It’s also on the smaller side and might be better used as an office or kid’s room. Also, the kitchen is in working condition but is not yet finished.

Lastly, the building doesn’t allow for pied-à-terre use, so if you wanted a weekend retreat, or a second home, you’ll have to look elsewhere.
