When selling a home, agents have three goals in mind: selling fast, getting the highest possible price, and making a great impression — all while saving time and effort.

That’s exactly what the enhanced Listing Insights tool, available in the premium StreetEasy Signature℠ tier of StreetEasy Agent Advantage, is built to help you do.

Listing Insights is more than a performance dashboard. It’s a strategic decision engine designed to help you:

  • Guide sellers confidently while owning the narrative
  • Save time pulling and analyzing data
  • Spot when strategy changes, especially pricing adjustments, might be needed sooner

And because it’s powered by our expansive data and unmatched audience1, Listing Insights gives you a view of the market and your listing’s performance that can’t be replicated anywhere else. Let’s break it down.

    Get dynamic, nuanced performance signals

At the core of Listing Insights is a listing performance model powered by machine learning. Built on data from more than 200,000 StreetEasy for-sale listings and their results, this model examines what’s driving performance and how you compare to the market. It turns complex market data into simple signals you can use to adjust strategy.

The model analyzes four key performance drivers:

    • Property traits: Property details such as location, size, and amenities
    • Promotional tactics: Tactics to boost listing visibility such as open houses and Featured Listings
    • Buyer demand: Buyer engagement signals on StreetEasy such as listing clicks, views, and saves
    • Price and market: Conditions such as listing price, days on market, mortgage rates, and seasonality

In other words, it helps answer a nuanced question: Is my listing underperforming due to factors under my control (strategy), or reasons outside my control (market conditions)?

For example, if buyer demand is soft for similar homes in a given neighborhood and price range, our model reflects that. It’s about showing you how well the listing is aligned with what buyers are responding to right now, not whether it’s “good” or “bad”.

    You’ll also have visibility into:

    • Overall market performance over time: Your listing’s performance compared to StreetEasy medians and benchmarks
    • Buyer demand key takeaway: How shoppers are engaging through clicks, views, and saves — and what it means for your listing

The result is a single, data-backed read on where the listing stands without having to piece the story together manually.

Track the local market, competition, and engagement

Listing Insights uses clearly marked sections to present your listing’s performance, so you can identify what’s driving results and where there may be room to improve.

    1. Market dynamics: Is it the market?

Before adjusting strategy, it helps to understand the broader market environment.

Listing Insights provides a snapshot of neighborhood-level market conditions, including:

    • Median listing price
    • Median days on market
    • Total sales inventory
    • Volume of in-contract listings

    This helps you answer:

    • What are homes like this selling for right now?
    • Is buyer demand soft in the area?
    • Is inventory moving at all?

Sometimes the issue is not your listing, but the market. This view gives you that context upfront.

    2. Competitor performance: Is it the competition?

Listing Insights also helps you understand how your listing stacks up against those it’s competing with, all in a single view.

You can view competitor performance across:

    • Active listings
    • In-contract listings
    • Off-market listings

For each, you can see signals like:

    • Views
    • Saves
    • Shares
    • Notable strategy shifts such as buyer demand activity, price changes, and open houses

Listing Insights starts with an initial competitive set, but with the option to customize the set based on your own market knowledge. If you’d like to add a comparable listing, simply paste its URL; if a listing no longer feels like a relevant comp, you can choose to remove it. This allows the analysis to reflect not just StreetEasy data but your own expertise.

You’ll save time spent on manual cross-referencing, get a clear picture of your position in the market, and know where to adjust strategy by leaning into successful moves competitors are making.

    3. Listing performance: Is it the listing?

Listing Insights supports intuition with data by showing your listing’s performance across:

    • Search appearances
    • Views
    • Saves
    • Shares
    • Messages

Compare these signals against competitors to see where buyer dropoff is happening. The tool also provides a daily view, enabling you to track performance with more precision over time and take a closer look at how a listing is trending day-by-day.

This makes it easier to answer questions like:

    • Are buyers seeing the listing but not clicking?
    • Are they viewing but not saving?
    • Are they engaging less than with similar homes?

With this level of specificity, you can act earlier and communicate more clearly with sellers.

    Connecting pricing to performance

Listing Insights also shows you how a price adjustment could impact buyer demand. You’ll see:

    • The listing’s StreetEasy’s Valuation — our estimate of a home’s market value, to be used as a starting point
    • Buyer demand by price range, based on shoppers searching in the listing’s area
    • Estimated incremental buyer visibility at lower price points

This is where strategy becomes proactive. Instead of waiting weeks for the market to signal something is off, you can see early indicators and make objective, informed decisions with clients sooner.

    Make a great impression

Listing Insights helps position you as the expert to sellers in two ways:

    1. Customizable competitive set

Listing Insights identifies an initial competitive set of listings that buyers engage with similarly, but you control the final set. You can leverage your expertise and modify the set using your knowledge of key nuances.

    2. Own the narrative

Listing Insights also offers a customizable seller-facing PDF, for which you can decide what to include to tell the most clear, coherent, actionable story.

If a chart or metric is helpful, keep it in; if it might distract from the main point or create unnecessary confusion, you have the option to omit it. The tool helps you use your experience to present the right story: one that helps your seller remain assured, aligned with strategy decisions, and confident in your guidance.

You can also add your own written context to the report, reinforcing your recommendations and helping sellers understand why a strategy shift may be necessary. This ability gives you a stronger, more polished way to support repricing conversations, keep sellers aligned, and reinforce trust in your expertise.

Note: Listing Insights is available to every sell-side agent on the listing if any one of them is a Signature member. This allows the team members working most closely with the seller to access the same insights and seller-facing materials without having to go through another agent.
