The Price: $485,000

The median asking price for a home in Greenpoint was $1.9 million this June, according to the StreetEasy Data Dashboard — meaning our Deal of the Week is less than a quarter of the median asking price for the neighborhood! However, please note that this unit has income restrictions of $179,335 for one person, $205,095 for two people, $230,670 for three people, and $256,245 for four people.

Buyers who opt to put down the 20% minimum down payment of $97,000 can expect to see monthly payments of $3,052. This includes a mortgage payment of $2,602 and a maintenance fee of $450. The monthly payment is also far below Greenpoint’s median asking rent of $4,500.

Why You’ll Love It…

Every room in this unit has natural light thanks to numerous windows — even the bathroom has one! The rest of the rooms have two oversized windows each, in addition to high ceilings and spacious layouts. The kitchen is large enough for a dining table and has ample cabinetry, plus full-size stainless steel appliances, including a mounted microwave. It’s the perfect place to stay in for the night, whether you’re entertaining or whipping up a meal.

Both the living room and bedroom have hardwood floors that give the place an upgraded, refined feel. The bedroom has space for a queen bed as well as a desk or vanity, plus additional furniture. It also features two closets with dark wooden doors, each with additional overhead storage.

The co-op building allows pets and has an outdoor common space, which is only shared with seven other units. And the low monthlies are the cherry on top of this already great unit! Plus, the location is perfect: just off Manhattan Avenue, which is lined with numerous bars, restaurants, and cafes. When you need to leave the neighborhood, there are plenty of transit options, including the G train at Greenpoint Avenue and the NYC Ferry at Greenpoint Landing. There’s an LIRR and 7 train stop in nearby Long Island City, just over the Pulaski Bridge, which has a walking path. A CitiBike station is also right outside the building.

…And Why You Might Not

It appears the unit is a third-floor walkup, and there’s no mention of laundry in the building. While the kitchen is very spacious, it doesn’t include a dishwasher. Lastly, there are also no closets in the unit aside from those in the bedroom. But for the price, you’d be hard-pressed to find something better in Greenpoint!
