Our Deal of the Week is a Hamilton Heights 1BR priced at less than half the neighborhood median.

New York City may be expensive, but even this city can surprise you. Sometimes great neighborhoods offer up apartments at astoundingly low (for NYC) prices. Our latest Deal of the Week is a 1-bedroom in Manhattan’s Hamilton Heights with low monthlies, a convenient location, and a price that’ll make you sit up and take notice.

The Price: $299,000

According to the latest StreetEasy Market Reports, the median asking price for an apartment in Hamilton Heights is $775,000 — more than twice what our Deal of the Week is asking. Buyers here who put down the minimum 20 percent down payment of $59,800 can expect to see monthly payments of about $1,788, including a mortgage payment of roughly $1,202 and the maintenance fee of $586.

Why You’ll Love It …

At 550 square feet, this 1-bedroom is a great starter apartment. The living room has space for both living furniture and a dining set, and a big window to let in plenty of light. Through an arch is the kitchen, also windowed. Open shelving and unique cabinetry offer storage space for everything you need, with a sink in matching wood.

The bathroom has a similar wooden countertop, with a stainless steel cabinet. White tile completes the room, in addition to a large tub.

One of the best things about this apartment, however, is its great location. The apartment is just a couple of blocks from Jackie Robinson Park, and right near libraries, theaters, grocery stores, and great restaurants. And the building itself is on a quiet, tree-lined, quintessentially New York street. Plus, the A, B, C, D and 1 trains are all conveniently nearby.

The building is also pet-friendly, with an elevator, so no worries about walking up stairs here. Parents buying, pied-à-terres, and sublets are all allowed, plus there’s a bike room and a live-in super.

And Why You Might Not …

The apartment listing currently doesn’t have a floor plan, so it’s unclear how many closets there are, or how many windows are in the bedroom. The kitchen is definitely on the smaller side, with limited counter space, and the living room isn’t gargantuan, either. But if you’re looking for a starter 1-bedroom in a great location, this one is worth checking out.
