The Upper East Side is a downright dreamy neighborhood, with easy access to great restaurants, shopping, Central Park, and the Museum Mile, among other hot spots. Such a great location usually comes with a steep price tag, but it doesn’t have to. Our Deal of the Week, at 304 E. 73rd St. #5E, is a co-op studio in central Lenox Hill with plenty of charm, just steps from the subway.

The Price: $355,000

According to the latest StreetEasy Market Reports, the median asking price for a co-op on the Upper East Side is $1,300,000. Our Deal of the week is almost a million bucks cheaper than that.

Buyers who put down the 20 percent minimum down payment of $71,000 can expect to see monthly payments of about $2,265. This includes a mortgage payment of roughly $1,344 and a maintenance fee of $921. For reference, the median asking rent in the neighborhood is $3,000.

Why You’ll Love It …

Light won’t be a problem in this unit, with a whole wall of floor-to-ceiling windows to keep the place bright. An exposed brick wall and crown moldings provide some character. The living space is big enough for a queen-size bed, and has walnut-stained wood floors throughout.

The kitchen is open to the living space, and features stainless-steel appliances and deep wood cabinetry. Storage space is also abundant, with two closets, one of which has gorgeous French doors.

The apartment is located on East 73rd Street, just a block away from the 72nd Street Q and N stop. Plenty of shops and eateries, like Sweetgreen and Bareburger, are around, and there’s an Equinox gym around the corner. Museums and Central Park are within walking distance, too.

And don’t worry about stairs here; the studio is in an elevator building, with a laundry room and a live-in super. Copurchasing, gifting, guarantors, parents buying, pied-a-terres, and sublets are allowed.

… And Why You Might Not

Not everyone will love a studio, but for the ambitious single in NYC, it’s not a bad way to go. And of course, like any studio, the kitchen is not huge, so you might end up eating most of your meals on the couch. But if you’re after a great location and a decent amount of space, this place is an affordable find.
