The Price: $599,995
The median asking price for a home on the Upper West Side was $1.8 million this February, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at about a third of the median asking price for the greater neighborhood!
Buyers who put down the 25% minimum down payment of $149,999 can expect to see estimated monthly payments of $4,196. This includes a mortgage payment of $2,988 and a maintenance fee of $1,208. That’s less the median asking rent for the Upper West Side, which was $4,295 this February.
Why You’ll Love It…
With its high ceilings and huge windows, this unit definitely provides lofty and airy vibes. Plus, pre-war details like the hardwood floors with inlays, wooden window trim and matching molding add a touch of vintage charm. And on top of all that, the place is super spacious. Take, for instance, the foyer, which has two closets in addition to an alcove that would be the perfect spot for a desk. Two archways lead to the kitchen and the living room.
The eat-in kitchen boasts enough room for a four-seat table and is drenched in light thanks to its oversized window. Two-tone cabinetry — including open shelving — perfectly complements the wooden trim, while the black tile backsplash offers a great contrast. And you’ll find the holy grail of New York City living: a dishwasher.
On the other side of the entryway is the bedroom, which is also quite large. It definitely has enough space for another work-from-home set-up, or perhaps a workout station. It also has its own closet and two huge windows. The all-white, windowed bathroom is just down the hall.
This unit is located on the third floor of a pet-friendly elevator building with a part-time doorman and live-in super. Both pied-à-terres and parents buying are allowed. Plus, there’s bike storage, a laundry room, and additional storage space available. The B and C trains stop less than 500 feet away — it doesn’t get more convenient than that. And, as we’ve already mentioned — but it’s worth repeating! — the building is located just across the street from Central Park, so your morning walks will always be leafy and nature-filled.
… And Why You Might Not
Unfortunately, the unit requires a 25% down payment, which is higher than some co-ops’ requirements of 10% or 20%. The kitchen also doesn’t have much counter space, and the appliances appear a bit outdated in the listing photos. Lastly, the unit is located pretty far north on the Upper West Side (in the sub-neighborhood of Manhattan Valley), so if you commute downtown, you may have more subway stops than someone in, say, Lincoln Square.
Still, for a 1-bedroom in a full-service building facing Central Park, you can’t ask for much more!
