While there’s certainly charm to living in a quaint NYC building with a few units, no one can deny that larger co-ops also have tons of perks. From well-appointed amenities to doormen, there’s lots to love about owning in these buildings. While the Lower East Side mainly consists of smaller walk-up buildings, you can also find units in some great larger complexes, like 417 Grand St. #D302. Our Deal of the Week is a 1-bedroom with a bonus room in a full-service building with tons of amenities.

The price: $759,000

The median asking price for a home on the Lower East Side was $1.3 million this June, according to the StreetEasy Data Dashboard. That means our Deal of the Week sits a little above half the median asking price for the neighborhood.

Buyers who put down a 20% down payment of $151,800 can expect to see monthly payments of $4,954. This includes a mortgage payment of $3,868 and maintenance fees of $1,086.

Why you’ll love it…

Upon entering the apartment, you’ll be greeted by walnut-stained parquet floors and a large entryway closet. The foyer opens up to the main living room, which features five large windows and plenty of space. A large breakfast bar with room for at least four stools provides some separation between the kitchen and living area. This sunny spot would make a great area to entertain or simply sip coffee in the mornings.

The kitchen also features a full suite of stainless steel appliances including a dishwasher, oven, mounted microwave, and stacked fridge and freezer. Sleek white cabinetry complements the dark quartz countertops and provides plenty of storage space. There’s even a tall pantry cabinet beside the fridge.

A separate area is divided from the living room with a wall of sliding glass doors. This bonus room could be used as a sleeping area, office, or den — the possibilities are endless!

The bedroom benefits from its location on the corner of the building with two exposures. It’s also very spacious and has a large closet. You’ll find another closet located outside the bedroom next to the bathroom for even more storage. Plus, the windowed bathroom has both a spacious vanity and medicine cabinet.

This unit is situated in an elevator building with a fitness center, bike room, two private parks, playroom, community room, laundry facilities, and on-site maintenance. Co-purchasing, subletting, parents buying, gifting, guarantors, and pied-à-terres are permitted, as are pets! You’ll have your fair share of grocery stores on nearby streets, including Trader Joe’s, Lidl, and Target. Seward Park and Luther Gulick Park are both nearby, and East River Park is a few blocks away. Transit-wise, the F, M, J, and Z trains all stop within a quarter-mile of the building.

…and why you might not

Unfortunately, the unit doesn’t have central air conditioning, so you’ll have to use window units in the summer. The sectioned-off area in the living room doesn’t have a window, so it’s not a proper full bedroom. But if you’re looking to live on the Lower East Side in a full-service building, this price is hard to beat!
