Manhattan Beach is the easternmost neighborhood on the southernmost tip of Brooklyn that also includes Brighton Beach and Coney Island. It’s also the most expensive of the three, as far as home prices go. The neighborhood is a bit more low-key in the summers than Coney Island, but still has great access to the ocean. Our Deal of the Week, 29 West End Ave. #6D, is a 1-bedroom condo in a new, amenity-packed building that proves there are still great deals to be found in Manhattan Beach.

The Price: $485,000
The median asking price for a home in Manhattan Beach was $1.9 million this October, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at about a quarter of the median asking price for the neighborhood!
Buyers who put down the 20% minimum down payment of $97,000 can expect to see monthly payments of $3,218. This includes a mortgage payment of $2,607, common charges of $166, and monthly taxes of $445.
Why You’ll Love It…
This unit has lots to love, starting with its private outdoor space. The balcony located off the living area has enough space for seating or an outdoor yoga setup, perfect for the warmer months. Back inside, the kitchen is open to the rest of the living area and features a spacious peninsula with bartop seating, large refrigerator, mounted microwave, and dishwasher. It’s fair to say this space is more than equipped for making great homemade meals — and cleaning them up.
While the bedroom doesn’t have access to the balcony, it does have a large window that’s sure to let in plenty of light. A wall of built-in closets offers lots of storage, too. Meanwhile, the monochromatic bathroom creates the perfect spa-like experience, complete with a rainfall shower head, heated floors, and an extra deep medicine cabinet.
However, what’s outside the unit is just as important as what’s inside. The recent-construction building is jam-packed with amenities, including a fitness center, laundry room, 24-hour virtual door attendant, elevator, bike room, package room, rooftop deck (with two hot tubs!), and garage parking. Pets are also permitted.
And when you want to get outside, you can easily do so: the Holocaust Memorial Park and Shore Boulevard walking paths along Sheepshead Bay are just feet from the building. Beach days at both Brighton Beach and Manhattan Beach Park will be a breeze, as both parks are within a mile of the building. The B and Q trains are a few blocks away, in addition to the B49, B4, and BM3 bus lines.
…And Why You Might Not
Manhattan Beach is a great choice for lots of different buyers, but it does have a fairly lengthy commute into Manhattan. The living area also isn’t huge, and probably couldn’t fit a proper dining set in addition to living room furniture.
However, if you’re looking to buy a newer home in Manhattan Beach, this unit’s price and amenities should earn it a spot on your list!
