Ditmas Park is generally considered to be part of Flatbush, specifically the area below Prospect Park South. It’s known for its stately houses with gorgeous front porches and perfect lawns, but buyers looking for co-ops won’t be completely out of luck, either. Average prices have definitely risen in the neighborhood — well into the seven-figure range this year — so a deal like 1825 Foster Ave. #4C is worth noting. The median asking price for a home in Ditmas Park was $1.2 million this July, according to the StreetEasy Data Dashboard. That puts our Deal of the Week at about half the median asking price for the nabe!
Buyers who put down the 20% minimum down payment of $125,000 can expect to see monthly payments of $4,173. This includes a mortgage payment of $3,391 and a maintenance fee of $782.
Why You’ll Love It…
This apartment has plenty of space and features rooms that many NYC units lack, such as a foyer and a dining room. Even with these rooms included, the living room and bedrooms are fairly large. You’ll find hardwood floors throughout with inlay designs, as well as crown molding and plenty of windows. In fact, there’s a window in every room!
That includes the kitchen, which is decked out with granite countertops and shaker cabinetry. It also has full-size, stainless steel appliances, including a double-door fridge, oven, dishwasher, and mounted microwave. The room is also open to the dining area, so taking your home-cooked meals to your dining table will be no trouble at all. (Or your reheated takeout — we don’t judge!)
Down the hall you’ll find a closet, two bedrooms, and a bathroom. The bathroom also has its own window and includes a floating vanity with storage, a medicine cabinet, and ceramic tiling. Both bedrooms are about the same size, although the primary bedroom has two closets. The second bedroom, however, has much bigger windows.

The building is also just two blocks from the B and Q trains at Newkirk Avenue, and just a few blocks from the Cortelyou Road retail strip.
…And Why You Might Not
Unfortunately, the second bedroom does not have a closet, so this isn’t a true 2-bedroom apartment. However, there is a closet in the hallway, and the primary bedroom has two, so they could be used accordingly. Plus, the building only allows cats, not dogs. And while there are plenty of windows, most of them face north, so you won’t get a ton of direct sunlight throughout the day.
Still, there are so many things to love about this co-op, so be sure to consider it if you’re looking to buy in Ditmas Park!
