The East Village may not be as punk rock as it once was, but it has lots of other perks: local parks, great food and bars and independent theaters, just to name a few. In recent years, the neighborhood has gained more traction with young people and, in turn, prices have risen. But there are still some hidden gems, like our Deal of the Week: 228 E. 13th St. #22 is an East Village 1BR with plenty of character and tons of added conveniences.

The Price: $549,000

The median asking price for a 1-bedroom apartment in the East Village is $850,000, which is the same median asking price for Manhattan on the whole. That puts our Deal of the Week at about $300,000 less than the median asking price for both the nabe and the borough.

Buyers who put down the 20 percent minimum down payment of $109,800 can expect to see monthly payments of $3,248. This includes a mortgage payment of $2,194 and a maintenance fee of $1,054.

Why You’ll Love It…

In the kitchen, you’ll find the holy grail of NYC apartments: a washer/dryer. Even better? There’s also a dishwasher. A stainless steel oven, microwave, and fridge contrast the deep wood cabinetry, and there’s plenty of counter space, especially with a breakfast bar that can seat up to four. The kitchen also has two windows, so lots of natural light is a definite here.

There’s an enormous walk-in closet and two more big, bright windows in the living room, in addition to beautiful hardwood floors and matching wood window trim, and the spacious bedroom has yet another pair of large windows. It also boasts a functioning electric fireplace, which will be very cozy during the frigid NYC winters.

The circa-1900 building has a live-in super and additional storage available, and pets, co-purchasing, guarantors, and pied-à-terres are all allowed. And it’s located just two blocks south of Stuyvesant Square Park and a few blocks east of Union Square, which means easy access to an abundance of both public spaces and transportation options.

… And Why You Might Not

First off, we have to acknowledge the usual culprit for older prewar buildings: This is a walk-up. The listing describes it as a “high-floor” unit but does not specify which of the six stories the apartment is actually located on. Additionally, the closet placement is a bit odd: It’s huge, yes, but it’s in the living room, not the bedroom. But if you’re looking for an East Village find in a brilliant location, with a great kitchen and plenty of charm, this is one to keep on your list.

Check out the listing at 228 E. 13th St. #22, listed by Stephen Geller of Corcoran.
