Studios aren’t everybody’s cup of tea, and for good reason. Living in one room can feel suffocating at times, but sometimes a studio comes along that makes the trade-off more than worth it. Our Deal of the Week is 305 E. 83rd St. #1E, a studio with a lofted sleeping area, full-size kitchen, and stellar location in Yorkville.

The Price: $375,000
The median asking price for a home on the Upper East Side was $1.8 million this March, according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at just one-fifth of the median asking price for the neighborhood!
Buyers who put down the 20% minimum down payment of $75,000 can expect to see monthly payments of $2,734. This includes a mortgage payment of $1,924 and a maintenance fee of $810. It’s also far below the neighborhood’s median asking rent of $3,955.
Why You’ll Love It…
This studio is relatively large, but looks even larger thanks to its 11-foot ceilings and huge south-facing windows that are sure to let in lots of light throughout the day. Combine all that with hardwood floors and exposed brick walls, and you’ve got the quintessential NYC apartment!
Downstairs on the main level, you’ll find a generously sized kitchen complete with a breakfast bar that provides a great space to eat or work. The kitchen also has full-size appliances, including a dishwasher! In addition to all the cabinet storage, this room also has a large, double-door closet. The bathroom has some built-in shelves plus a medicine cabinet and is outfitted in bright white tiles.
Up the spiral staircase is a king-sized sleeping loft. There’s some built-in storage near a small nook that could be a great place to store out-of-season clothes or luggage. You could also fit some additional furniture in the loft with the bed.
Of course, what’s outside the unit is just as important as what’s inside. This building comes complete with a virtual doorman, common laundry, and bike storage. Its prime location in the Yorkville section of the Upper East Side puts you just steps away from the Q train on 86th Street and close to the 4, 5, and 6 trains as well.
When you want to soak up the sun, you can have your pick of Carl Schurz Park and Central Park. There are also lots of great bars and eateries nearby on 2nd Avenue, such as The Penrose, Anita Gelato, and Insomnia Cookies. Fairway Market and Whole Foods just a couple blocks away don’t hurt, either.
…And Why You Might Not
Unfortunately, this building doesn’t allow pets. The unit is also located on the first floor, hence the protective bars over the windows. Lastly, there’s only one closet in the unit, and although it’s large, it might not be enough for everyone.
That being said, this studio is a massive steal, so be sure to check it out!
