The Upper West Side has it all: parks, shopping, picturesque buildings…we could go on. Unfortunately, it also boasts some pretty substantial price tags. But the neighborhood still has plenty of deals, like 331 W. 89th St. #4A. This one-bedroom apartment has exposed brick, a renovated bathroom, and access to a gorgeous rooftop deck.
The Price: $550,000
The median asking price for a home on the Upper West Side was $1.7 million this August according to the StreetEasy Data Dashboard. That means our Deal of the Week is priced at about one-third of the median asking price for the neighborhood!
Buyers who choose the 20% minimum down payment of $110,000 can expect to see monthly payments of $3,664. This includes a mortgage payment of $2,839 and a maintenance fee of $825. Not bad by New York City standards!
Why You’ll Love It…
Entering the unit, you’ll be welcomed by a small entryway leading into the living room which features exposed brick, dark-stained hardwood floors, and a modern chandelier. The room is also plenty bright thanks to both south and west-facing windows. It has a laid-back feeling with modern elements, while maintaining much of its old-school charm.
Open to the living room, the kitchen features a dishwasher, full-size oven and stove, and small sink. A mix of open shelving and cabinetry can hold all of your cooking and dining essentials. Plus, there’s a closet in the living room for additional storage. On the other side of the entryway, the queen-size bedroom can easily fit more than just a bed and has a south-facing window, like the living room. The closet is also generously sized.
Next to the kitchen, you’ll find the spa-like bathroom, bathed in light from the overhead skylight. The stall shower and white subway tile create a modern and clean feeling.
Located just across the street from Riverside Park in an 1892 townhouse, this unit has great access to public space, transit, and eateries on nearby Broadway. The 87th Street Dog Run, Soldiers and Sailors Monument, and Hippo Playground are just some of the nearby Riverside Park landmarks.
A shared rooftop deck is just one flight up from this unit, and is furnished with everything you need to relax on a warm evening overlooking the Upper West Side. Amenities also include a live-in super, a common laundry room, a virtual doorman, and additional storage available to rent.
…And Why You Might Not
Sadly, this unit is located on the fourth floor of a walk-up building, so it’s not the most accessible. The kitchen is small and its layout is a bit awkward. There’s a small stacked combo fridge underneath the kitchen island, which could be replaced with a taller one in a different spot. Lastly, the south-facing windows do look like they’re on the smaller side, although they should let in plenty of light throughout the day.
All that considered, be sure to shortlist this one if you’re looking on the Upper West Side!
