The median asking price for a home on the Upper East Side was $1.8 million this August, according to the StreetEasy Data Dashboard, putting our Deal of the Week at about a fifth of the median asking price for the greater neighborhood!

Buyers who put down the 20% minimum down payment of $75,000 can expect to see monthly payments of $2,726. This includes a mortgage payment of $1,906 and a maintenance fee of $820 — fairly low by NYC standards! The monthly payments are also far below the Upper East Side’s median asking rent, which was $3,950 this August.

Why You’ll Love It…

This studio uses its space expertly to create designated living areas. The super high ceilings allow for a sleeping loft above the kitchen and bathroom, creating a great division of space without proper “rooms.” Plus, the entire unit gets great light thanks to the two large south-facing windows. Hardwood floors and exposed brick also create a cozy, timeless vibe.

There’s another window in the kitchen area, which features gorgeous blue-green cabinetry for ample storage space. Both cooking and cleanup are a breeze with full-size stainless steel appliances, including a dishwasher! The entire kitchen is also one step below the living area, creating a nice division of space. It’s also pet-friendly and has a laundry room, which is often not a given in older Manhattan buildings. The Q train stops just a few blocks away, and the 4, 5, and 6 trains are also less than a half mile away. There’s a wide variety of eateries around, from kosher cafes to Indian restaurants, and Carl Shurz Park is close by, too.

…And Why You Might Not

Like much of the older housing stock in Yorkville, the building doesn’t have an elevator, so buyers will be taking a lot of stairs on the daily. The floor plan doesn’t show any proper closets, so you’ll have to get creative with storage solutions. Thankfully, there’s lots of room for bookcases and dressers, and the stairs to the sleeping loft already function as storage, too.
