The Co-op is in the heart of the Financial District, and is served by excellent public schools, including the Spruce Street School at the base of the 75-story rental building designed by famed architect Frank Gehry. It is now the fastest growing residential neighborhood in all 5 boroughs, quickly moving from an almost 100% office building neighborhood, to a great blend of office, retail and residential. Along with many historic sites, the neighborhood now boasts great new food courts with ribs, oysters, chocolates, and vegetarian dishes. The retail ranges from Century 21, The Gap and Zara, to an abundance of high-end stores opening up in Brookfield Place (formerly the World Financial Center), including Tory Burch, Hermès, Ferragamo, Burberry, Paul Smith, Gucci and Saks.
176 Broadway itself has undergone major renovations. One major renovation is the central air conditioning system which now allows for individually operated heating and cooling systems. Other renovations that have been accomplished (without any assessments), include a new energy efficient gas fired boiler, completely new elevators along with new electrical and mechanical systems and a new 3,500 sf roof that will be professionally landscaped is near completion and already available for use by the residents. Two new water towers have recently also been installed. The next stages of work include a new lobby, and new lighting, carpeting and wall finishes for the building’s hallways. Bicycle parking is available in the building. The building also features video security, a part-time doorman (8 am – 6 pm weekdays) and a live-in superintendent.
A Whole Foods Supermarket is a 10 minute walk away in TriBeCa, with a new Fairway Supermarket due to open a block closer to 176 Bdwy. The area includes an abundance of new hotels, ranging from the W and the Four Seasons, to The Holiday Inn and an assortment of Marriott and Sheraton brands. The new, relocated Nobu restaurant is slated to move across the street from 176 Bdwy, and new restaurants helmed by Tom Collichio and Keith McNally are scheduled to open a few blocks away. A major upgrade is also planned at nearby Chase Manhattan Plaza (renamed 28 Liberty Street) with a new public plaza and quadrupling the retail space and possibly a new Trader Joe’s! And for coffee drinkers, there are at least 10 Starbucks within a 4 block walk.
