Maintenance fees include utilities and the average annual increase over the last 10 years is a low 2.28%. Our modestly priced Spectrum bulk-rate cable, internet, and Wi-Fi service includes multiple premium channels and two recording devices per apartment. Verizon FiOS will be available for subscription as an additional internet and phone service.

Increased electrical service now is available, for a fee, which enables almost all residents to install induction stoves and washer/dryers in their apartments.

Residents can join the newly renovated 24/7 air-conditioned and windowed gym with 22 major aerobic and cardiac machines, free weights, stretch/exercise mats, and TV screens. Trainers are permitted. There is a modest yearly fee for those who elect to be gym members.

An on-site 24/7 garage with 2 electric charging stations is available at discounted rate to residents and there are large laundry rooms with many up-to-date washers and dryers. CPN has a bike room, a city bike path is at our corner, storage bins are available, and the new Greenway bridge is just a block away. Sorry, no dogs allowed.

Sutton Place is a true residential neighborhood, a gem with five parks, four nearby grocery stores (including Trader Joe’s & Whole Foods), many restaurants, major retail shopping, and very low traffic. It’s rated one of the safest areas in Manhattan, is near major medical centers, bus and subway routes, and K-12 East Side schools. There is fast access to the FDR Drive and the Edward Koch (59th Street) Bridge and Long Island highways heading east.
