Built in 1916 as a Gretsch Musical Instrument factory, this fantastic building was converted into a premiere white glove condominium in 2003. Karl Fischer was the Architect and Andrew Escobar and Associates were responsible for the interior design. The existing 10 story manufacturing building was converted to 120 loft condominium units ranging in size and layouts but all feature fantastic high ceilings (generally 12 ft). The building features studio, one bedroom, two bedroom and three bedroom apartments and two enormous penthouses on the additional floors added to the building during the conversion. The original kitchens feature: granite countertops, stainless steel appliances (Sub Zero Fridge, Asko Dishwasher) and hand silvery blue cabinetry. The bathrooms feature soaking tubs and uniquely different side by side master sinks. Air Conditioning is a combination of central air in the kitchens and supplementary PTAC units underneath the windows. Washer/Dryers are allowed in the units.
The north side units face Broadway, The Williamsburg Bridge and a new building at 53 Broadway and fantastic views of Manhattan. The Southside units look out over south Williamsburg, the Brooklyn Navy Yards and the higher floors can see the Downtown Brooklyn skyline.

The building amenities include a fantastic on site team including a full time doorman, full time resident manager superintendent and a team for onsite issues. The building also features a children’s play room and free bike parking near the second entrance on Wythe Avenue. Great access to the Marcy Avenue J and M trains and also walking distance from the L train at Bedford Avenue.

Condominium building with low monthly carrying costs and a J51 tax abatement which begins to be phased out in 2014 (20%/year for 5 years until fully phased in). Managed by Akam Associates. Live/work not permitted. Subletting allowed with full board application. Guarantors allowed with verifiable assets. Foreign buyers allowed with domestic guarantor with domestic assets. Parents purchasing for children allowed but details regarding the transaction are required. Pied-a-terre allowed. Pets allowed. There is no flip tax.
