About
Built originally as a hat factory in 1891, Waverly Mews consists of separate wood-frame buildings which were joined together when it became a rental building in 1973 and then a co-op in 1984. The land upon which the building stands was owned by NYU and purchased by the sponsor as a condition to co-op conversion. The original entrance was on Waverly Place, hence the address. However, upon conversion to a residential building, the developer chose what had originally been the delivery entrance on Greene Street for access because of its charm.

Currently, entrance is through iron gates into a planted courtyard with seating and wifi enabled. The courtyard and roof deck are added amenities giving residents an opportunity to enjoy the outdoors without having to leave home. Currently there are about 126 loft-like units, 25 per floor, on 6 floors, with a minimum ceiling height of 11ft in each. In some residences you will find an upstairs level added to the loft space for a quintessential New York feel. The 2nd floor units are complete with the highest ceilings in the building at 13 ft. Some owners have discovered structural details during the course of renovations, which have been left exposed and added architectural interest to their home.
Many of the residents often make use of the lush, wifi equipped roof deck with access year round. The building is well maintained with an attentive live-in super who often delivers packages directly to your unit door. There are two large elevators for residents’ use and the building is managed by Hoffman Management. Waverly Mews is a lenient co-op that often permits, co-purchasing, parents buying for working children and subletting after two years of ownership, with 25% down. Pets are permitted.
