StreetEasy’s Expert Match, a powerful feature for Experts, uses a sophisticated algorithm to match Experts with home sellers whose properties closely match those in which the Expert has experience.

Expert Match aims to take one of the major pain points out of the home seller’s journey – finding a great listing agent – while opening up a new pipeline of valuable contacts for Experts agents. With this addition, qualified Experts can now acquire high-intent connections on both the buy and sell sides of transactions.

Which agents are eligible for Expert Match?

There are currently two ways the feature matches Experts with sellers: using an algorithm, or through what’s called a Seller Concierge (the next answer contains more on these methods). All Experts are eligible for matching via Seller Concierge. If you’re interested in algorithm matching, ask your Business Advisor.

How does StreetEasy select which agents to match sellers with?

In developing Expert Match, StreetEasy sought to understand the key factors that contribute to the success of NYC listing agents. Based on our industry expertise and in-depth research, we determined that these factors are:

  • General experience: The number of homes sold by the agent over the past 10 years.
  • Local expertise: The number of homes sold by the agent within one mile of the given property, respecting water boundaries.
  • Property type experience: Does the agent have a deal history that includes co-ops, condos, and townhouses, or do they specialize in a single property type?
  • Price accuracy: How closely do the agent’s past sale prices match the StreetEasy Valuation – our class-leading analysis of the market value of a given NYC property?

StreetEasy built a complex algorithm that weighs each of these factors, and then analyzes the pool of Experts to find the closest matches. The seller is given three potential matches, and ultimately chooses one to be their listing agent.

Another way Expert Match selects agents is through the Seller Concierge feature. A Seller Concierge is a dedicated StreetEasy specialist who speaks with sellers about the home they’re selling and their preferences in a listing agent. The Seller Concierge recommends three Experts for the seller to choose from.

What’s the Success Fee for a listing received through Expert Match?

The Success Fee for an exclusive listing is the same as for a buy-side transaction. Consult your Experts contract or talk to your brokerage for more details.

Do you cover marketing expenses?

StreetEasy does not cover marketing expenses outside of our site. However, all exclusive listings generated through Expert Match will get complimentary Featured Listing status on StreetEasy! This is a $400/month value that enables you to get up to twice as many views on your listings, boosting the number of leads you receive.

Can I choose to work only with sellers, and no longer get connections from buyers?

At this time, Experts must stay active on the buyer side of the program to participate in Expert Match.

Can I choose the neighborhoods or home types in which I receive seller connections?

Expert Match will match you with sellers based on your experience. Though it does not allow opting in or out of neighborhoods or home types, it will match you with the properties best suited to you as indicated by your deal history. To receive the most accurate matches, be sure your deal history is up to date.

How will sellers get in touch with me?

Sellers participating in Expert Match are presented with three recommended agents. If your experience and performance align with their prospective listing and preferences, the seller will see a snapshot containing your name, photo, brokerage, and listing experience based on similar sold homes and your aggregate deal history. If they request to be connected with you, you’ll receive a notification or be directly introduced via email.

How soon should I respond?

We recommend getting back to the seller as soon as possible – ideally within five minutes, but always within 24 hours. Our data shows that agents who respond to inquiries faster are more likely to secure an appointment.
