Nikki Beauchamp is a luxury real estate advisor and broker advising clients across New York City residential real estate. A Manhattan native born, raised, and residing on the Upper East Side, she brings more than two decades of experience and a lifelong perspective on one of the world's most complex residential real estate markets.

Known for bringing clarity to complex real estate decisions, Nikki helps homeowners, buyers, investors, and multigenerational families navigate New York City's diverse housing landscape with confidence. Drawing on a background in economics and statistics, she translates market data into practical guidance, helping clients make informed decisions aligned with their long-term goals.

Her practice spans the sale, acquisition, and leasing of condominiums, cooperatives (co-ops), townhouses, multi-family properties, and new development residences throughout New York City. She advises clients across Manhattan, Brooklyn, Long Island City, and Astoria, with particular expertise in Manhattan cooperative transactions, Brooklyn townhouses and brownstones, and strategic seller representation.

Nikki is widely recognized for her expertise in Manhattan cooperative transactions, and colleagues frequently engage her to collaborate on complex co-op sales and purchases. Built predominantly through repeat clients and referrals, her practice reflects the lasting relationships she cultivates and the confidence placed in her by clients and professional colleagues alike.

Whether representing a homeowner preparing to sell, advising buyers navigating a competitive acquisition, or assisting investors evaluating opportunities, Nikki develops thoughtful pricing, positioning, marketing, and negotiation strategies tailored to each client's objectives. She is often engaged by homeowners seeking a fresh strategic perspective on pricing, market timing, or negotiation, and welcomes confidential consultations and strategic second opinions.

She also provides strategic buyer representation for resale cooperatives and condominiums, townhouse and multi-family acquisitions, and new development residences, identifying off-market and discreet opportunities through her trusted professional network while guiding clients through cooperative board approval processes and the complexities unique to New York City transactions.

Recognizing that every real estate decision exists within a broader financial and personal context, Nikki approaches each engagement with a long-term perspective. Many clients return over the course of multiple transactions, moving across boroughs, property types, and generations as their real estate needs evolve.

Her insights on New York City real estate and global luxury housing markets are frequently featured leading media including The New York Times, Forbes, CNBC, Mansion Global, and Architectural Digest, Brick Underground, The Real Deal and more. A frequent speaker, educator, and contributor to industry publications, she is regularly sought by colleagues, media, and professional organizations for her perspectives on market analysis, pricing strategy, negotiation, and emerging trends.

Beyond her client work, Nikki is an active industry and civic leader. She has served as Co-Chair of the New York Residential Specialist (NYRS®) Executive Committee at the Real Estate Board of New York (REBNY), Co-Chair of the Residential Sales Council and on REBNY's Board of Directors, and currently serves on the boards of the East Midtown Partnership and Friends of Art & Design

and remains actively involved with her NYU Alumni community.

A lifelong supporter of the arts, Nikki is a classically trained pianist and clarinetist , and alumna of Fiorello H. LaGuardia High School of Music & Art and Performing Arts, whose appreciation for architecture, design, and culture informs both her professional perspective and her connection to New York City. Outside of real estate, she enjoys exploring the city's neighborhoods, discovering exceptional restaurants, traveling, photography, fun workouts and walking around town with her beloved Morkie, Hudson.

Nikki believes that clarity, context, and trusted relationships are the foundation of sound real estate decisions.
