Justin Mezzatesta

Justin Mezzatesta is a New Development specialist at Douglas Elliman, where he focuses on development advisory, sales strategy, and the marketing of residential projects across New York City.

As a founding partner of the AJM Team at Douglas Elliman, Justin Mezzatesta and Annael Kamar are building a new development platform focused on strategic advisory, disciplined execution, and hands-on project management. Together, they support developers through every stage of the development lifecycle, from early pre-development strategy and product planning through pricing, market positioning, launch, active sales, and final sellout.

Justin works closely with developers, architects, designers, attorneys, marketing teams, and sales agents to help ensure each project is thoughtfully conceived, clearly positioned, and effectively brought to market. His advisory work includes unit mix analysis, floor plan review, pricing strategy, competitive market research, buyer profiling, sales operations, and day-to-day sponsor communication.

Known for his highly involved approach, Justin remains closely connected to every layer of the sales process. He is deeply engaged in the details that drive performance, from how a residence is planned and priced to how it is presented, toured, negotiated, and ultimately sold. His ability to understand buyer psychology, read market behavior, and communicate clearly with both developers and purchasers allows him to create momentum while protecting long-term value.

Prior to joining Douglas Elliman, Justin played an integral role in building and operating a substantial new development business, helping manage a portfolio that included more than 100 residential assignments and billions of dollars in projected sellout value across New York City. His experience includes boutique condominiums, large-scale residential projects, rental-to-condominium conversions, townhouses, and luxury rental developments throughout Brooklyn, Manhattan, Queens, and the Bronx.

Justin’s background in sales shaped his direct, intuitive, and client-focused approach. He has a strong instinct for understanding what motivates buyers, how to position value, and how to navigate complex decision-making. This perspective allows him to advise developers with a clear view of the end user while helping buyers identify opportunities that align with both their lifestyle and long-term investment goals.

Born and raised in South Brooklyn, Justin brings a deeply local understanding of New York City’s neighborhoods, housing stock, and evolving residential landscape. Having lived and worked across the city, he combines neighborhood-level knowledge with broad market intelligence, giving clients a grounded perspective on both established and emerging markets.

Justin’s entrepreneurial mindset developed early. At the age of 13, he launched an online luxury fashion resale business that grew into a successful venture serving clients across the United States and internationally. Through this business, he sold prominent brands including Saint Laurent, Louis Vuitton, Balenciaga, and Dior, while building a global customer base that included buyers throughout China.

Outside of real estate, Justin has a strong appreciation for architecture, design, travel, and fashion. He is also passionate about animal rescue and has frequently helped care for animals in need within his community.

Through his commitment to thoughtful advisory, strong developer relationships, and disciplined sales execution, Justin plays an important role in shaping and growing the AJM Team’s new development platform at Douglas Elliman.
